Seoul City Approves 2 Cases at Integrated Review Committee for Maintenance Projects

A 35-story building with 586 households will be constructed near Sinpung Station on Seoul Subway Line 7. Next to Nogari Alley in Euljiro 3-ga, Jung-gu, a 19-story office building will be developed.

On the 11th, Seoul City held the 6th Integrated Review Committee for Redevelopment Projects and announced on the 13th that it had approved two review proposals with these details.


The site for the apartment complex is the Singil 13 District in Yeongdeungpo-gu, where a public reconstruction project will build six buildings ranging from five basement floors to 35 above-ground floors, totaling 586 households. Among these, 186 units will be public housing. This is the first time a public reconstruction project promoted by Seoul Housing and Communities Corporation (SH Corporation) has undergone the integrated review committee. The city conducted a comprehensive review covering architecture, landscape, transportation, and education sectors.


According to the project plan, a public pedestrian passageway will be created on the site, considering the southern Singil Neighborhood Park and the flow to Sinpung Station. Resident community facilities will be concentrated around this area. The northern part of the site will be arranged with mid-rise or lower buildings to respect the surrounding residential complexes, while the southern part will have high-rise buildings considering the adjacent park.

The 9 District near Euljiro 3-ga Station was originally planned as an urban maintenance-type redevelopment project for residential and lodging facilities, but the use has been changed to a single 19-story office building. An open green space connected to the entrance of Euljiro 3-ga Station will be arranged, and green resting areas will be provided by linking publicly accessible spaces within the complex and low-rise neighborhood living facilities. A landscaped rooftop space will be created with an elevator installed for direct access from the first floor, making it open to the public.


Han Byung-yong, Director of the Housing Office at Seoul City, said, "We expect an increase in new housing supply within station areas and expanded provision of public spaces and green resting areas." He added, "We will continue to rapidly supply quality housing and promptly secure insufficient green spaces through integrated reviews in urban redevelopment projects."
