Hyundai Construction, 'Hillstate Icheon Station' First-Come, First-Served Contracts on the 12th

‘Hillstate Icheon Station,’ constructed by Hyundai Engineering & Construction, will begin first-come, first-served contract scheduling starting Saturday, October 12. Located in Icheon City with a rare station-area location and developed as a highly preferred large apartment complex, it is attracting significant attention from prospective buyers.


The first-come, first-served unit and building number designation contracts will be conducted at the Hillstate Icheon Station model house. For these contracts, regardless of residential area restrictions or home ownership status, both household heads and members can purchase units. Notably, since no subscription savings account is required, it is gaining attention as an opportunity for young people such as single-person households and newlyweds, who are disadvantaged in point-based competitions, to own their own homes.


Hillstate Icheon Station is being developed in the Jeungil-dong area of Icheon City, Gyeonggi Province, consisting of two complexes with 15 buildings ranging from four basement floors to 29 above-ground floors, offering 1,822 units with sizes from 60 to 136 square meters. Among these, 314 units are available for general sale.


The general sale units include ▲29 units of 60㎡ ▲34 units of 60㎡S ▲91 units of 74㎡ ▲76 units of 84㎡ ▲76 units of 84㎡S ▲3 units of 126㎡P ▲1 unit of 127㎡P ▲4 units of 136㎡P. All units are composed of medium and small-sized apartments and rare penthouse types, reflecting popular preferences such as 60㎡, 74㎡, and 84㎡ to meet buyers’ needs.


The contract terms apply a 5% down payment and a fixed first installment of 10 million KRW to reduce the initial financial burden on buyers. Additionally, full interest-free benefits are provided for intermediate payments, and balcony expansions are offered free of charge. Especially, a contract condition assurance system has been introduced, which retroactively applies favorable conditions to existing contract holders even if sales conditions change in the future, ensuring stability and reliability.


Hillstate Icheon Station is expected to become a landmark complex in Icheon City by offering both a rare station-area location and the future value of a branded large complex.


The complex is within walking distance of Icheon Station on the Gyeonggang Line. The Gyeonggang Line is a key southern metropolitan railway line connecting Bundang and Pangyo to Yeoju. It takes 33 minutes from Icheon Station to Imae Station and 38 minutes to Pangyo Station, making commuting to the office clusters in Pangyo and Bundang convenient.


Moreover, Icheon Station is included in the GTX-D line, which, upon opening, is expected to allow travel to Samsung Station in about 40 minutes. In addition, the planned ‘Semiconductor Line’ connecting Namsa Semiconductor National Industrial Complex, Wonsan Semiconductor Cluster, and Icheon will make this area a key hub equipped with high-speed and metropolitan railway networks alongside the Gyeonggang and Jungbu Inland Lines. Other transportation benefits include the opening of the ‘Seongnam to Janghowon exclusive road.’


The road transportation network is also excellent. With Gyeongchung-daero and Jungbu-daero nearby, city access is easy, and via the Seoicheon IC on the Jungbu Expressway and Icheon IC on the Yeongdong Expressway, travel to Pangyo New Town and Seoul Gangnam and other regions is convenient.


The complex is equipped with various living infrastructures such as education, convenience, and culture. First, it includes a daycare center within the complex, and kindergarten and elementary school sites are planned within walking distance in the Jungri Residential District to the north of the complex. Within a 2 km radius, there are many middle and high schools including Icheon Middle School, Seolbong Middle School, Icheon Yangjeong Girls’ Middle School, Jeungpo Middle School, Icheon Yangjeong Girls’ High School, Icheon Jeil High School, Icheon High School, and Ihyeon High School, providing an excellent educational environment.


Additionally, large shopping and cultural facilities such as Lotte Mart, E-Mart, Hanaro Mart, CGV, and Icheon Art Hall are nearby, along with public offices including Icheon City Hall, Icheon Tax Office, Gyeonggi Icheon Police Station, and Agricultural Technology Center. A neighborhood park is planned right next to the complex, ensuring a pleasant residential environment.


Proximity to workplaces is also outstanding. Near the complex are headquarters and offices of major companies such as SK Hynix, OB Beer, Hite Jinro, Vitesco Technologies Korea, AT Semicon, and Paldo, providing abundant demand from employees.


The complex layout mainly faces south, which is highly preferred, and all units feature a 4Bay structure for excellent lighting and ventilation. Depending on the type, entrance storage, dressing rooms, pantries, and alpha rooms are applied to enhance storage efficiency. Furthermore, various finishing and floor plan options will be offered to broaden consumer choices and increase satisfaction. Dry sinks are standard in the 60㎡, 60㎡S, and 74㎡ types, and the 74㎡ type will include a living room balcony that can be used for gardening, a home bar, and other versatile spaces.

A sales official stated, “Since contracts can be made on a first-come, first-served basis without the need for a subscription savings account and with the ability to select building and unit numbers, competition is expected to be intense. The Hillstate brand premium, the future value of the station area, and various financial benefits are attracting strong interest from buyers.”


The Hillstate Icheon Station model house is located in Yulhyeon-dong, Icheon City, and move-in is scheduled for July 2026.
