- According to KB Financial Group Management Research Institute's '2023 Korea Wealth Report,' 22.1% of Korean wealthy individuals reside in Gyeonggi-do
- Demand for luxury housing increases but supply is severely insufficient
No matter how much times change, there is hardly any topic that captures attention like real estate. Especially, stories about where the wealthy live remain an indispensable subject and point of interest.
Information related to this can be found in the ‘2023 Korea Wealth Report’ released by KB Financial Management Research Institute last December. According to the report, 70.6% of Korea’s wealthy reside in the Seoul metropolitan area.
In fact, 45.4% (207,300 people) of Korea’s wealthy live in Seoul as expected, followed by Gyeonggi Province at 22.1% (100,700 people), ▲Busan 6.3% (28,500 people), ▲Daegu 4.2% (19,400 people), and ▲Incheon 3.1% (14,200 people).
Notably, Seoul and Gyeonggi were identified as the regions with the largest increase in wealthy residents compared to 2022. The number of wealthy people in Seoul increased by 16,000 and in Gyeonggi by 6,700 compared to 2022, confirming the concentration of wealth in these areas.
In this regard, a real estate expert said, “As large corporations centered on semiconductors and IT settle in the Gyeonggi area, the number of wealthy residents living in Gyeonggi Province is increasing every year. High-income professionals place greater value on proximity to work, so they reside in luxury apartments in Gyeonggi Province where commuting is convenient.”
While the number of wealthy residents in Gyeonggi is increasing, it is true that there is a shortage of luxury apartments that can accommodate them. This is because most of the highly preferred first-generation new towns consist of aging apartments over 15 years old. Also, in large-scale housing development districts including second-generation new towns, uniform housing supply centered on mid-sized construction companies makes it difficult to reflect the lifestyle of high-income asset owners.
Given this situation, high-end brands from major construction companies are also preparing to enter Gyeonggi Province one after another. This is based on the judgment that they can absorb the growing demand from wealthy residents living in Gyeonggi Province every year.
The most representative example is ‘Acro Vestineu,’ which applies the first ‘Acro’ brand in the Gyeonggi area. This complex, supplied through the redevelopment project of Anyang Hogye Oncheon, consists of 10 buildings from basement level 3 to ground level 37, with a total of 1,011 households. Among them, 391 units with exclusive areas of 39 to 84㎡ will be offered for general sale.
DL E&C’s high-end brand ‘Acro’ was ranked first as the most desirable apartment brand to live in according to the ‘2024 High-End Apartment Brand Preference Survey’ conducted by the real estate platform Dabang. In particular, it has held the top spot for four consecutive times since the survey began, indicating strong enthusiasm from asset owners residing in Gyeonggi Province.
