- Housing Market Trend, Apartments with Convenient Transportation Are the Mainstream
- 'Sinan Insville Prestige' Offering Transportation, Living Infrastructure, and Pleasant Residential Environment
Recently, apartment complexes with convenient transportation environments have been attracting attention in the housing market. In particular, locations near subway stations, known as station areas, boast extensive transportation networks and are receiving strong interest due to their high residential satisfaction.
The importance of transportation environments is clearly demonstrated through related data and research. According to the “Real Estate Trends 2024” released by Gallup Korea, “transportation convenience (61%)” was identified as the most important factor that prospective homebuyers consider when purchasing a house, surpassing “living convenience (59%)” and “proximity to workplace (46%).”
In a survey titled “Consumer Perceptions on Home Ownership” conducted by Real Estate R114 in the first half of this year with 5,046 adults nationwide, “transportation (25.1%)” ranked as the second most important location factor when choosing a residence, following education (29.7%).
Industry experts analyze, “The decisive difference between station-area apartments and non-station-area apartments is clearly reflected in convenience during actual residence,” adding, “Whether renting or buying, station-area apartments have higher residential satisfaction and much greater future value.”
As interest in transportation environments grows, attention is also focused on ‘Shinan Insville Prestige,’ which Shinan will be launching for sale this November.
Located in Block A-2 of the Jungri Residential Development District in Icheon, Gyeonggi Province, this complex consists of a total of 523 households, all with the highly rare exclusive area of 59㎡ in a single housing type. By type, there are ▲59㎡A with 387 households and ▲59㎡B with 136 households. This is the first complex in the Icheon Jungri district composed solely of small units with an exclusive area of 59㎡.
‘Shinan Insville Prestige’ is a station-area apartment located within a 10-minute walk from Icheon Station on the Gyeonggang Line, allowing travel to Pangyo Station in the Pangyo New Town within about 30 minutes. Additionally, it is close to the Jungbu Expressway (Seo-Icheon IC), Yeongdong Expressway (Icheon IC), and Seongnam-Icheon Road, making travel to other areas convenient. The complex is also expected to offer a proximity-to-work environment with nearby SK Hynix, OB Beer, city hall, and tax office.
Residents can also enjoy a pleasant living environment. The complex is designed mainly with south-facing layouts that provide excellent lighting and ventilation, slab-type designs, and a car-free ground level for safety. Furthermore, it will be developed as a park-style complex filled with various flowers and trees, and a neighborhood park is planned right next to the complex, offering a green premium.
Eco-friendly finishing materials are used for household furniture, wallpaper, and flooring, and indoor air quality is maintained through automatic operation of indoor ventilation units. The complex is emerging as a cost-saving and environmentally friendly apartment with rooftop solar panels and a standby power cutoff system within each unit.
‘Shinan Insville Prestige’ also boasts solid living infrastructure. Located at the center of the residential development district, residents can access various convenience facilities such as commercial and public office sites. Additionally, kindergarten and elementary school sites are planned nearby, enabling safe walking commutes for children.
A sales representative explained, “As a key landmark located in the most central area of the Jungri district, it offers all the benefits of a station-area location, walkable school environments, diverse living infrastructure, and brand value, which continues to attract significant interest.”
Meanwhile, the model house for ‘Shinan Insville Prestige’ in the Icheon Jungri district is located near the Emart Icheon branch in Jeungpo-dong, Icheon City.
