'ePyeonhansesang Myeongdeok Station First Mark' First Priority Subscription on the 8th

DL E&C's ‘e-Pyeonhansesang Myeongdeok Station First Mark,’ located near Myeongdeok Station on the Daegu Metro, will open its first-priority subscription on Tuesday, October 8. Amid rising sale prices, the project has attracted significant attention from buyers due to its reasonable pricing compared to surrounding market prices and the application of rare premium features in the area.


According to Real Estate R114 data on September 26, the average apartment sale price in Daegu this year is 20.88 million KRW per 3.3㎡, up approximately 17.83% from 17.72 million KRW in 2023. In contrast, the average sale price of e-Pyeonhansesang Myeongdeok Station First Mark is 18.54 million KRW per 3.3㎡, priced over 2.3 million KRW lower per pyeong.


The price difference is even more pronounced when compared to nearby occupied complexes. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, an 84㎡ unit in ‘Namsan Lotte Castle Central Sky’ (occupied since September 2021), located within a 1km radius, was traded for 800 million KRW in July this year, with current asking prices rising to 860 million KRW (based on Naver Real Estate). The sale price for the same size unit at e-Pyeonhansesang Myeongdeok Station First Mark is in the 600 million KRW range, nearly 200 million KRW lower than neighboring complexes.


Additionally, considering the symbolic value of being the only double super-station area at Myeongdeok Station on lines 1 and 3 in Daegu, the ‘e-Pyeonhansesang’ brand power, and innovative design leading current trends, the pricing is regarded as even more reasonable. The complex boasts an 18% building coverage ratio with wide open distances between buildings, and the spaces between buildings will be developed into gardens and forests. The centrally located ‘Deu-Poem Park’ will feature a lawn yard and water facilities, with various themed parks planned for each area.


Furthermore, all 84㎡ units offer ample storage with entrance pantries, master bedroom powder rooms, and walk-in closets. Kitchens in all unit types (except rental units) feature ‘wide kitchen windows’ larger than standard windows to enhance openness. The complex applies ‘60T floor soundproofing material,’ twice as thick as typical apartments, to minimize noise between floors, and introduces the ‘Smart Clean & Care Solution,’ a fine dust reduction system. Other state-of-the-art community facilities include an indoor golf practice range with screens, a guest house, and a kids’ lounge, providing enjoyment for the entire family.


Various financial benefits and complimentary options also attract attention. First, the contract deposit is set at a fixed amount of 10 million KRW for the first payment, reducing the initial financial burden for buyers, and a 60% interest-free benefit is offered on the interim payment. Additionally, balcony expansions and four system air conditioners are provided free of charge for all unit types, along with built-in bedroom wardrobes, hybrid cooktops, and kitchen LCD TVs with design panels. For 84㎡ units, kitchen island cabinets are also provided free of charge.


The subscription schedule begins with special supply on Monday, October 7, followed by first-priority subscriptions on Tuesday, October 8, and second-priority subscriptions on Thursday, October 10. Winners will be announced on Thursday, October 17, and official contracts will be signed over three days from Monday, October 28 to Wednesday, October 30. Residents of Daegu or Gyeongbuk aged 19 or older who have held a subscription savings account for at least six months and meet the deposit requirements by region and area can apply for first-priority subscriptions regardless of home ownership.


Meanwhile, this complex, introduced through the Myeongdeok District Housing Redevelopment Project, consists of 17 buildings ranging from two basement floors to 35 above-ground floors, with a total of 1,758 units sized between 39 and 110㎡. Among these, 1,112 units sized 59 to 84㎡ will be offered for general sale. The housing exhibition hall is located near Beomeo Intersection on Dongdaegu-ro, Suseong-gu, Daegu.
