- Growing Interest in Apartment Pre-Sales Market Amid Potential Base Rate Cut in Second Half of the Year
Recently, the volume of apartment sales transactions in Gapyeong-gun, Gyeonggi Province has increased, creating a lively atmosphere in the real estate market.
According to the regional apartment sales transaction status from the Korea Real Estate Board, the number of apartment sales transactions in Gapyeong-gun, Gyeonggi Province from January to July 2024 was recorded at 142 cases. This represents a 52.6% increase compared to the same period last year (93 cases).
In addition, expectations for interest rate cuts are growing. On the 19th, the U.S. Federal Reserve made a ‘big cut’ by lowering the policy rate by 0.5 percentage points, leading to evaluations that the Bank of Korea’s interest rate cut is becoming more visible.
Industry insiders explained, “With growing expectations for interest rate cuts in the second half of the year, fixed mortgage rates are also falling, spreading the perception that ‘now is the opportunity to buy a home.’ In particular, Gapyeong-gun is an area with no unsold housing, attracting increased interest from actual buyers and investors.”
Meanwhile, ‘Jarasum Sujain River Festa’ in the Gapyeong-gun area of Gyeonggi Province is drawing hot attention as it prepares for pre-sale in October.
Located in Gapyeong-eup, Gapyeong-gun, Gyeonggi Province, ‘Jarasum Sujain River Festa’ consists of two buildings with a maximum of 29 floors above ground, offering units ranging from 84㎡ to 153㎡, totaling 381 households. This line will start from Seoul Station and pass through Cheongnyangni, Byeollae, Wangsuk New Town, Gapyeong, and continue to Chuncheon. Additionally, the second Gyeongchun National Road (targeted for 2029) is expected to bring further transportation benefits, significantly upgrading accessibility to Seoul.
