HL D&I Hanra announced that it will conduct a first-come, first-served unit designation contract for some remaining units of 'Yongin Dunjeon Station Epyt,' being built in Cheoin-gu, Yongin-si, Gyeonggi-do, starting from the 3rd.


This complex is the first apartment in Yongin where HL D&I Hanra changed its apartment brand from 'Hanra Vivaldi' to 'Epyt.' Some remaining units have appeared in the exclusive areas of 68㎡ Type B, 84㎡ Type A, and 84㎡ Type B.


In this first-come, first-served sale, some remaining units are available due to disqualified winners in popular types with high subscription competition rates, so some types may be sold out quickly.


The sale price of the complex is 480 million KRW for the 84㎡ Type A, which is 14.17 million KRW per 3.3㎡, cheaper than the average sale price in Gyeonggi-do. According to real estate analysis firm Real Estate Info, the average sale price of 51 complexes sold in 31 cities, counties, and districts in Gyeonggi-do from January to August this year was 20.11 million KRW per 3.3㎡.


It is possible to resell the pre-sale rights before the first installment of the intermediate payment, and there is no mandatory residence period. It is a complex not subject to the second stage of the Debt Service Ratio (DSR) stress test applied since last month, so the interest burden is relatively low.


The complex is a large-scale complex with 1,275 households in 13 buildings, 3 basement floors, and 29 above-ground floors, and will be developed as a landmark apartment in Cheoin-gu, Yongin, a semiconductor city. The expected move-in date is July 2027.


Transportation is also convenient. The complex is within walking distance to Dunjeon Station on the Everline light rail. Once Jungno 1-49 Line opens in front of the complex, access to Yeongdong Expressway and the Seoul Metropolitan Area 2nd Ring Expressway will become more convenient. Also, the nearby Pogok IC on the Seoul Metropolitan Area 2nd Ring Expressway, Sejong-Pocheon Expressway, and Geum-eo IC on Local Road No. 57 (Yongin-Pogok) will open. In particular, Local Road No. 57 connects the Wonsam area to the Yongin Semiconductor Cluster.


Educational conditions are also provided. Dunjeon Elementary School is within walking distance, and Pogok High School and Pogok Middle School, which offer special admissions for rural areas, as well as Yeongmun Middle School, Gorim Middle School, Yongin High School, and Gorim High School are gathered near the complex. Additionally, through the complex's 'Edu Premium (Career Exploration Program),' resident children have the opportunity to receive consulting from Seoul National University students.


An HL D&I Hanra official said, "Yongin Dunjeon Station Epyt will be a residential complex supporting the semiconductor national industrial complex entering Cheoin-gu, and the demand for new housing is expected to steadily increase."
