Recently, the apartment sales market in Daejeon has been regaining momentum, and industry experts analyze that the key factor is the shared living area of Dunsan-dong, a representative administrative, educational, and consumer city in Daejeon.
According to Cheongyak Home, a total of 17 complexes were supplied in Daejeon up to August this year. Among them, only four complexes exceeded a 1:1 ratio in the first-priority subscription. ‘Doan Prugio Diadel’ recorded remarkable competition rates of 30.81:1 (29BL) and 28.3:1 (31BL), while ‘Hillstate Doan River Park’ achieved 5.85:1 (Complex 1) and 2.93:1 (Complex 2). All these complexes are located in Doan New Town, which belongs to the Dunsan living area.
In particular, Doan Prugio Diadel recently announced 100% contract completion, marking the first time in a year since Dunsan Xi I-Park was supplied in August last year. Even just before the dark period of the sales market, complexes signaling recovery were all located in the Dunsan living area.
A local real estate expert said, “As the real estate market becomes more difficult, demand tends to concentrate only on premium areas. In Daejeon’s case, the representative premium area is Dunsan-dong. Since new supply is rare, the premium area of ‘Dunsan’ itself is expanding to nearby areas sharing the living area, such as Doan New Town and Wolpyeong-dong in Seo-gu.”
Meanwhile, a complex expected to continue the ‘Dunsan Invincibility’ enthusiasm is scheduled to be supplied in October, attracting attention from the industry and local residents. The protagonist is ‘Dunsan Harrington Place River Park,’ located just a 10-minute drive from Dunsan-dong’s central area, Daejeon City Hall, which is expected to quench the thirst of demanders waiting for new apartments in the Dunsan living area.
Additionally, it is an ultra-station complex near Gapcheon Station on Daejeon Line 1. When using Gapcheon Station, it takes only 4 minutes to Government Complex Station and 9 minutes to City Hall Station. Furthermore, as the Ministry of Land, Infrastructure and Transport announced a plan for urban renewal targeting single districts over 1 million square meters developed more than 20 years ago, if Dunsan is selected as a leading district, it is expected to be refurbished with a new look and the living area will expand further.
Moreover, the educational and natural environments are excellent. Within walking distance is Wolpyeong Elementary School, as well as nearby middle and high schools and the prestigious Dunsan academy district, boasting a safe educational environment. In addition, Gapcheon, Daejeon’s representative eco-friendly ecological stream, is located right in front, ensuring pleasant surroundings. Especially, most households are expected to have views of Gapcheon or the park, allowing for future premium views.
Meanwhile, ‘Dunsan Harrington Place River Park’ is located in Wolpyeong-dong, Seo-gu, Daejeon Metropolitan City. It will be developed with 3 buildings ranging from 4 basement floors to a maximum of 35 floors above ground, with a total of 336 households of exclusive areas 84/115/142/182㎡. This complex is noted as the new landmark with the highest 35 floors in the Wolpyeong area.
