Hanshin Engineering & Construction announced on the 30th that it will sell units of 'Pyeongtaek Brain City Hanshin The Hue' next month in Joint Block 7 of Brain City, Pyeongtaek-si, Gyeonggi-do.


This complex will be developed on 28-2 Jangandong, Pyeongtaek-si, consisting of 7 buildings ranging from 2 basement floors to 35 above-ground floors, with a total of 991 units and exclusive areas of 59 and 84㎡. The units are composed of 176 units of 59㎡A, 29 units of 59㎡B, 194 units of 84㎡A, 225 units of 84㎡B, 303 units of 84㎡C, and 64 units of 84㎡D.

'Pyeongtaek Brain City Hanshin The Hue' maximizes views and ventilation through a south-facing oriented layout and offers a pleasant living environment by applying a low building coverage ratio of about 12%. Approximately 32% of the site area is dedicated to landscaping, allowing residents to enjoy parks and green spaces.


The interior features a 4-bay slab-type structure to enhance space utilization, with ample storage spaces such as large dressing rooms and entrance storage. Various community facilities are also provided, including a golf practice range, fitness center, pet care zone, residents' caf?, kids caf?, shared care center, small library, and senior citizens' center.


It also boasts price competitiveness. With the application of the sale price ceiling system, a reasonable sale price is expected to be set.


Pyeongtaek Brain City, where the complex is located, covers approximately 4.82 million square meters, with a total project cost of 2.9619 trillion KRW, and is being developed as Gyeonggi-do’s largest 4th industrial revolution advanced artificial intelligence (AI) city. It is expected to grow into a self-sufficient city with residential complexes of about 18,000 households, as well as industrial, research, and medical facilities.


In particular, 'Pyeongtaek Brain City Hanshin The Hue' is situated in the central location of Brain City, allowing easy access to various living infrastructures. It is located next to planned sites for a kindergarten and elementary school, making it a 'Chopuma (an apartment complex with an elementary school nearby)' location, ensuring safe commuting for children. Middle and high school sites are also within walking distance, providing an excellent educational environment. Additionally, a central commercial district (planned), large marts, cinemas, and other cultural facilities are nearby, and neighborhood parks including a park in front of the complex offer a pleasant living environment.


Transportation conditions are also excellent. Pyeongtaek Jije Station, served by Seoul Metropolitan Subway Line 1 and SRT, is near the complex, providing excellent access to Seoul and the metropolitan area. Furthermore, the KTX direct connection project from Suwon is scheduled for completion this year, and various transportation benefits are planned, including extensions of the GTX A and C lines, and the installation of a simple station between Pyeongtaek Jije Station and Seojeong-ri Station. The complex’s southern side connects to Cheongwon-ro, facilitating easy access to Pyeongtaek-Jecheon Expressway and Gyeongbu Expressway, and the Pyeongtaek Eastern Expressway is also planned.


Significant development benefits are expected, indicating high future value. On a 460,000㎡ site within Brain City, KAIST Pyeongtaek Campus is scheduled to open in 2029, establishing a semiconductor research center and a global industry-academia cluster hub. It is expected to form a representative semiconductor cluster in the metropolitan area through linkage with Samsung Electronics Pyeongtaek Campus, the world’s largest semiconductor production line located nearby.


Additionally, Ajou University Pyeongtaek Hospital, equipped with advanced facilities such as robotics and AI and with over 500 beds, is scheduled to open in 2030, with a related research and development (R&D) center also planned. Once completed, it is expected to serve as a regional medical hub.


A Hanshin Engineering & Construction official said, "Brain City, with mammoth-scale benefits such as KAIST and a medical complex town, will establish itself as a self-sufficient city representing the metropolitan area in the future.
