Transfer Station Area Expanded to 350m Radius
First Case Reflecting Revised Standards

A large 18-story office building will be constructed near Yangjae Station, where Seoul Subway Line 3 and the Shinbundang Line intersect.

On the 23rd, the Seoul Metropolitan Government held the 9th Station Area Revitalization Project Advisory Committee meeting and announced on the 25th that the area around 914-1 Dogok-dong, Gangnam-gu, was selected as a new project site. The site had been used as a model house by construction companies for a long time but was recently left as a vacant lot (land without buildings).


The site is located about 350 meters from Yangjae Station and is the first case selected after expanding the station area for transfer stations eligible for the Station Area Revitalization Project from 250 meters to 350 meters. Last year, Seoul revised the ordinance and operational standards to extend the station area for transfer stations where two or more lines intersect from 250 meters to 350 meters. Being selected as a station area revitalization target site grants benefits such as increased floor area ratio, aiming to activate complex development by expanding the station area.


The site will include office facilities and neighborhood commercial spaces with a total floor area of approximately 50,000 square meters, ranging from 7 basement floors to 18 above-ground floors.


Jo Nam-jun, head of the Urban Space Headquarters, said, "Yangjae Station area has excellent metropolitan transportation conditions, including the planned GTX C Line, making it a space with sufficient growth potential. The site includes plans for local necessary facilities linked to the Yangjae Research and Development (R&D) district, and it will be reborn as a new central space that revitalizes the region."
