Average Jeonse and Monthly Rent for One-Room Apartments in Seoul Slightly Decrease

The average monthly rent and jeonse deposit for one-room apartments in Seoul slightly decreased compared to the previous month.
On the 24th, real estate information platform Dabang released the "August Dabang Map," which analyzed the monthly rent and jeonse levels of one-room apartments (exclusive area of 33㎡ or less) in Seoul's row houses and multi-family housing as of August.
According to the released "Dabang Map," the average monthly rent for one-room apartments in Seoul's row houses and multi-family housing, based on a deposit of 10 million KRW, was 710,000 KRW. This amount decreased by 3.2% (20,000 KRW) compared to the previous month. The average jeonse deposit also fell by 2.33 million KRW (1.1%) to 213.12 million KRW compared to the previous month.
The area with the highest average monthly rent and jeonse deposit was Gangnam-gu. The average monthly rent in Gangnam-gu was 121% of the Seoul average, and the jeonse deposit was 126% of the Seoul average.
By autonomous district, the average monthly rent was highest in Gangnam-gu at 121%, followed by Yongsan-gu at 116%, Yangcheon-gu at 114%, Seocho-gu at 111%, Jungnang-gu at 110%, Gangseo-gu and Dongdaemun-gu at 108%, Gangdong-gu and Gwanak-gu at 106%, Seongbuk-gu at 103%, and Dongjak-gu and Yeongdeungpo-gu at 102%. A total of 12 districts showed average monthly rents higher than the Seoul average.
Regarding the average jeonse deposit, Gangnam-gu led at 126%, followed by Seocho-gu at 125%, Jung-gu at 114%, Gwangjin-gu at 113%, Yongsan-gu at 112%, Yeongdeungpo-gu at 111%, Mapo-gu at 104%, Seongdong-gu at 103%, Songpa-gu at 102%, and Gangdong-gu and Gwanak-gu at 101%. A total of 11 districts had jeonse deposits higher than the Seoul average.
The Dabang Map is a map created to allow a quick comparison of the average monthly rent and average jeonse deposit by autonomous district, extracted based on actual transaction prices from the Ministry of Land, Infrastructure and Transport, against the Seoul regional average. When the Seoul average market price is set as the standard (100%), a value above 100% means that the one-room apartment prices in that autonomous district are higher than the average. Dabang has been releasing the Dabang Map since May.
