- Among the top 5 local complexes with the highest competition rates this year, 4 are The Sharp, with competition rates up to 10 times higher
Despite the prolonged cold wave in the local real estate market, POSCO E&C's apartment brand 'The Sharp' stood out. Four out of the top five local subscription competition rates this year were occupied by The Sharp, recording a rate four times higher than the local average.
According to data from Real Estate R114, as of mid-August this year, The Sharp apartments had a total of 10 complexes and 6,178 units available for general sale (excluding special supply), receiving a total of 175,306 subscription applications, resulting in an average competition rate of 28.4 to 1. This is at least 2.5 times and up to nearly 10 times higher than the national average subscription competition rate of 11.2 to 1 and the local (including metropolitan cities) rate of 2.9 to 1, excluding The Sharp complexes.
In particular, The Sharp's value shone even brighter in the local markets where the real estate atmosphere is challenging. Four out of the top five local subscription competition rate complexes were The Sharp. The rankings were: 1st place 'Eco City The Sharp Phase 4' (191.2 to 1), 2nd place 'Seoshin The Sharp Vivaldi' (55.6 to 1), 3rd place 'The Sharp Tangjeong Infinity City' (52.5 to 1), and 5th place 'The Sharp Tangjeong Infinity City Phase 2' (31.4 to 1).
Especially notable is the three consecutive successes of 'The Sharp Tangjeong Infinity City.' In fact, The Sharp Tangjeong Infinity City recorded a total of about 88,000 subscription applications across three supply rounds, including the 1st and 2nd phase general sales and the 2nd phase rental, achieving a complete sell-out in a short period. This continuous sales success of The Sharp Tangjeong Infinity City is considered exceptional in Asan City, where there are over 2,300 unsold units.
POSCO E&C's apartment brand 'The Sharp' has consistently led the housing market, ranking first in the apartment category for six consecutive years in the 'Most Recommended Brand by Consumers' survey conducted by the Korea Management Association Consulting (KMAC). It also holds first place for seven consecutive years in brand customer loyalty (co-hosted by the Korea Consumer Forum and Brand Keys, USA), four consecutive years in the Korea Consumer Well-being Index (hosted by the Korea Standards Association), and has achieved first place 14 times in a row in the Korea Quality Satisfaction Index for apartments, maintaining top positions across various indicators.
In the remaining second half of this year, POSCO E&C plans to launch sales for 'City OCELE Phase 6 (1,734 units)' in Incheon in September, and in October, 'The Sharp Tangjeong Infinity City Phase 3 (1,163 units)' in Asan, Chungnam, 'Goyang Wondang 1 District Redevelopment (2,601 units)' in Goyang, Gyeonggi, and 'Jeonju Gijachon Housing Redevelopment Maintenance Project (2,226 units)' in Jeonju, Jeonbuk.
'The Sharp Tangjeong Infinity City Phase 3,' scheduled for sale in October, will be built on Block 2 of the Asan Tangjeong District Urban Development Zone in Asan City, Chungnam. It will consist of 9 buildings ranging from 3 basement floors to a maximum of 35 floors above ground, totaling 1,163 units, of which 975 units will be for general sale. As the final general sale complex of the 'The Sharp Tangjeong Infinity City' series, which has succeeded in three consecutive hits this year, this sale is expected to attract significant interest from many buyers.
The Asan Tangjeong District Urban Development Zone, where 'The Sharp Tangjeong Infinity City Phase 3' will be located, covers an area of approximately 536,900 square meters in the Galsan-ri and Maegok-ri areas. It will develop a residential area of about 4,300 units, including three The Sharp brand complexes in Blocks 2, 3, and 4, along with urban infrastructure such as schools, green spaces, and public offices for residents.
It also boasts excellent location conditions. It offers convenient access to Tangjeong Station on Subway Line 1, and nearby Cheonan-Asan Station provides high-speed rail services such as KTX and SRT, enabling fast travel nationwide. Additionally, the Tangjeong 8 Elementary School (scheduled to open in March 2027, tentative name) and the conditionally approved Tangjeong 4 Middle School (tentative name) will be adjacent, providing excellent educational conditions. Moreover, the urban development zone includes planned neighborhood parks and is close to natural environments such as Yonggok Park and Jisan Park, allowing for a pleasant living environment.
The product quality is also highly rated. With a building coverage ratio of 13.29%, it plans to create wide distances between buildings and various landscaping spaces to enhance comfort. The internal design features a 4-bay slab-type cross-ventilation structure for all units, maximizing natural light and ventilation. It secures wide open views considering wind paths, and the complex is mainly oriented southeast and southwest, allowing some units to enjoy views of Maegokcheon and Gokgyocheon streams located to the south. Additionally, ample parking space is secured with a ratio of 1.30 spaces per household (1,516 parking spaces for apartments), minimizing parking issues for residents.
Meanwhile, the model house for 'The Sharp Tangjeong Infinity City Phase 3,' scheduled for sale in October, is located in Jangjae-ri, Baebang-eup, Asan City.
