The era of landscaping-specialized apartments has arrived. These complexes not only enhance the aesthetic appeal by incorporating small parks within the premises but also offer practicality, making them highly preferred by consumers.


According to the ‘2024 Real Estate Trend Report’ released by Gallup Korea in March this year, among nine preferred specialized housing types, landscaping-specialized housing (30%) received the highest selection. This was followed by ▷luxury interior housing (29%) ▷healthy housing and smart housing (over 27%).


This trend is interpreted as a result of changes in life cycles. It is analyzed that landscaping, which remains visually pleasing and comfortable over time, increases satisfaction in daily life more than additional features such as advanced systems or exterior design. The recent increase in households living with pets also contributes to the popularity, as these complexes are suitable for walking within the premises.


Market preference is also reportedly high. In July this year, ‘Dongtan Station Daebang Elyum The Signature,’ launched in Osan-dong, Hwaseong-si, Gyeonggi-do, created seasonal themed landscaping within the complex, offering walking courses that reflect the characteristics of all four seasons. The complex recorded an average competition rate of 626.99 to 1 for first-priority subscriptions. Additionally, ‘Seosin The Sharp Vivaldi,’ launched in February in Seosin-dong, Wansan-gu, Jeonju-si, Jeollabuk-do, is planned to feature landscaping composed of various specialized gardens. This complex recorded a competition rate of 55.59 to 1 for first-priority subscriptions.


Meanwhile, DL E&C plans to launch ‘e-Pyeonhansesang Myeongdeok Station First Mark’ in September through the Myeongdeok 2-dong housing redevelopment project in Daemyeong-dong, Nam-gu, Daegu Metropolitan City. The complex will be a large-scale development with 17 buildings ranging from 2 basement floors to 35 floors above ground, totaling 1,758 households with exclusive areas of 39 to 110㎡, of which 1,112 households with exclusive areas of 59 to 84㎡ will be supplied for general sale.


Currently, most residential complexes supplied in central Daegu consist of cramped mixed-use buildings with building coverage ratios of 60-70%, which is a major drawback as there is little space for children to run around or for residents to take walks.


In contrast, e-Pyeonhansesang Myeongdeok Station First Mark, located in the center of Daegu, offers a comfortable living environment with a building coverage ratio of 18%. The wide spacing between buildings ensures residents’ privacy and unobstructed views, and the low building coverage ratio allows for the introduction of various landscaping elements.


First, the premium landscaping brand of e-Pyeonhansesang, ‘dePoem,’ will be applied. The representative space of dePoem, ‘dePoem Park,’ will be created at the center of the complex, featuring a lawn yard and water features. The ‘Lobby Seasonal Garden’ will be a specialized garden designed to provide a rich seasonal atmosphere upon entering the buildings. ‘Misty Foret’ will be a refreshing forest with mist spray facilities and resting areas harmonized with plants that reduce fine dust. Additionally, the children’s playground ‘dePoem Play’ will be a nature-friendly complex play garden where combination play structures, playground equipment, and pergolas blend with landscaping.


Considerable effort has also been put into community facilities. The latest community amenities enjoyed by the whole family will be provided, including an indoor golf practice range with screens, fitness center, sports courts, dry sauna, study rooms, and kids lounge. Notably, differentiated spaces such as a guest house have also been created.


Meanwhile, the housing exhibition hall for e-Pyeonhansesang Myeongdeok Station First Mark will be located near Beomeo Intersection on Dongdaegu-ro, Suseong-gu, Daegu Metropolitan City.
