"We Are Now Part of the Capital Region"… Wonju and Chuncheon Home Prices Soar with GTX Boost

'GTX Extension' Cheonan and Asan See Active Apartment Sales
New Apartment Sales Scheduled for Second Half of the Year

Real estate markets in Wonju and Chuncheon cities in Gangwon Province, as well as Cheonan and Asan cities in Chungnam Province, are showing signs of vitality due to the positive impact of the 수도권 광역급행철도 (GTX) project. As the likelihood of these areas being integrated into the Seoul metropolitan living zone increases, housing prices continue to rise and subscription demand remains strong.

"We Are Now Part of the Capital Region"… Wonju and Chuncheon Home Prices Soar with GTX Boost

According to the Korea Real Estate Board on the 17th, the apartment sales price index in Wonju City, Gangwon Province, has shown an increasing trend for six consecutive months from January to July. Wonju became the only area in Gangwon connected to Seoul Gangnam following the government's GTX line establishment and extension plan announced in January this year. This is due to the planned extension of the GTX-D line from Wonju through Gangnam to Gimpo City, Gyeonggi Province, and Incheon. Chuncheon City, also included as a stop on the GTX-B line, has shown a steady rise in housing prices from February to July this year, except for the month of April.

In Chungnam’s Cheonan and Asan cities, where the GTX (C line) extension is also underway, the sales market is booming. Notably, in Asan City, the 'The Sharp Tangjeong Infinity City 1 and 2' complexes near Asan Station, which were consecutively launched in January and May this year, attracted 33,969 and 18,602 applicants respectively, achieving full sales within a short period.

An industry insider said, "All these areas were previously served by KTX stops, so the opening of GTX is expected to create a synergistic effect," adding, "With various lines enabling commuting to Seoul and other metropolitan areas, the value is expected to rise further."

New supply is also planned for the second half of this year in these regions. According to real estate market analysis firm Real Estate Info, new apartments will be launched in Wonju, Cheonan, and Asan. In Wonju, WooMi Construction plans to launch 'Wonju Station WooMirin The Sky' in September at the AC-4 block near Namwonju Station. This ultra-high-rise complex consists of five buildings with up to 42 floors and a total of 900 units, all designed with the highly preferred exclusive area of 84㎡. The complex is close to KTX Wonju Station, offering excellent metropolitan transportation, and has planned elementary and middle school sites within walking distance, providing favorable educational conditions. Additionally, it is located in the Musil-dong living area, a preferred residential zone in Wonju, sharing various infrastructures such as E-Mart, academies, and government offices.

In Cheonan, GS Construction plans to launch 'Cheonan Seongseong 8 District Xi (tentative name, 1,104 units)' in November. This apartment complex will be developed around Seongseong Lake Park, an emerging residential area in Cheonan. In Asan, POSCO E&C is scheduled to launch 'The Sharp Tangjeong Infinity City Phase 3 (1,163 units)' in October within the Asan Tangjeong District urban development zone. This is the follow-up complex to the previously sold-out The Sharp Tangjeong Infinity City Phases 1 and 2, with 975 units available for general sale.
