After Chuseok, the autumn housing market sees a flood of large complexes with over 1,000 units

After the Chuseok holiday, large complexes with more than 1,000 households are lined up for sale. According to real estate market analysis firm Real Estate Info on the 17th, from after Chuseok until the end of November, a total of 29 large complexes nationwide, totaling 34,306 households, are scheduled for general sale. This figure includes complexes open for first-priority subscription.


By region, 16 complexes with 17,595 households will be available for general sale in Seoul and the metropolitan area. In metropolitan cities outside Seoul, 7 complexes with 9,747 households, and in other provincial areas, 6 complexes with 6,964 households are set to be sold.


Large complexes with over 1,000 households have well-established living infrastructure and high potential for price appreciation, making transactions active. According to real estate big data company Asil, the most traded complex in Seoul from January to mid-August this year was Helio City, a large complex apartment with 9,510 households located in Garak-dong, Songpa-gu.


The popularity of large complexes with over 1,000 households continued in this year's sales market. For example, in July, ‘Sanseong Station Heriston’ in Seongnam-si, Gyeonggi Province (total 3,487 households) attracted about 20,000 first-priority applicants and sold out completely within 7 days of contract signing. Seoul’s ‘Mapo Xi Hillstate Rachels’ (total 1,101 households) achieved a 100% sell-out with an average competition rate of 163 to 1 in the first priority subscription.


In the autumn sales market, major large complexes in the metropolitan area are also being released one after another. Woomi Construction will sell ‘Osan Segyo Woomirin Central City’ in Block A-14 of Osan Segyo 2 District, Osan-si, in October. It is a complex with 1,532 households, ranging from 3 basement floors to 25 above-ground floors. As the largest complex in Segyo 2 District, it has high symbolic value and stands out for its price competitiveness due to the application of the price ceiling system.


The consortium of Samsung C&T and HDC Hyundai Development will sell ‘Jamsil Raemian I-Park’ through reconstruction in Jamsil Jinju, Songpa-gu, Seoul, in October. The total scale is 2,678 households, with 589 households available for general sale.


Hanyang will conduct the first-priority subscription for ‘Hangang Sujain Obcent’ redevelopment in Bukbyeon 4 District, Gimpo, Gyeonggi Province, on the 20th. It is a large complex with 3,058 households, of which 2,116 households are for general sale.


Additionally, ‘Prestige Xi’ (total 1,445 households) in Gwacheon, Gyeonggi Province, ‘Pyeongchon Xi Persnity’ (total 2,737 households) in Anyang, Gyeonggi Province, and ‘City OCEEL 6 Complex’ (total 1,734 households) in Michuhol-gu, Incheon, are also expected to enter the market.
