After 10 years since the release of Garibong New Town, Garibong 2 District has been designated as a redevelopment zone. It will be reborn as a residential-commercial complex with a total of 1,214 households.

On the 12th, the Seoul Metropolitan Government announced that the 9th Urban Planning Committee’s Rapid Integrated Planning Redevelopment Project and the Subcommittee on Delegated Authority held a meeting to approve the redevelopment plan decision and designation of Garibong 2 District as a redevelopment zone, as well as to amend and approve the landscape review proposal.


The Garibong-dong area was designated as the Garibong Redevelopment Promotion District (New Town) in 2003 as a hinterland of the Guro Industrial Complex, but the project stalled for 10 years and was released from the New Town designation in 2014. Although it was designated as an urban regeneration activation zone and underwent urban regeneration projects, the area became aged, raising the need for redevelopment.


Subsequently, Garibong 2 District was selected as a candidate site for rapid integrated planning in 2021, and the rapid integrated planning was completed in June 2023. Afterward, it went through procedures such as public consultation with residents and hearing opinions from the district council for the redevelopment plan formulation.

Garibong 2 District is a residential hinterland located between Guro Digital Complex and Gasan Digital Complex, and will be developed into a mixed residential complex with residential, commercial, and office functions. It will consist of 12 buildings, ranging from 3 basement floors to 34 above-ground floors, with a total of 1,214 households (including rental units).


The zoning has been upgraded from quasi-residential and third-class general residential areas, applying a total floor area ratio of 347%. To strengthen pedestrian connections between areas, public pedestrian pathways will be installed within the site, and pedestrian overpasses will also be improved.


Han Byung-yong, Director of the Seoul Housing Office, said, "With the decision on the redevelopment plan for Garibong 2 District, high-quality housing will be created for workers in the national industrial complex G-Valley and local residents, which will also serve as a catalyst to invigorate nearby redevelopment projects."

The redevelopment plan decision and designation for the Cheonho A1-1 District public redevelopment project near Cheonho Station on Lines 5 and 8 also passed the review by the delegated subcommittee of the city’s urban planning committee.


The Cheonho A1-1 District, located at 467-61 Cheonho-dong, was selected as a public redevelopment candidate site in March 2021, with the Korea Land and Housing Corporation (LH) participating as the project implementer.


The Cheonho A1-1 District will be developed with 747 households (including 267 rental units) in buildings ranging from 3 basement floors to 40 above-ground floors. In this review, the public rental housing was adjusted to public-supported private rental housing, improving the project’s feasibility.


Han Byung-yong, Director of the Housing Office, stated, "With the decision on the redevelopment plan for Cheonho A1-1 District, not only will housing supply in Cheonho-dong, Gangdong-gu increase, but also a high-quality residential complex close to Cheonho Station and the Han River will be secured, contributing to the creation of a pleasant living environment for Seoul citizens."
