Seoul City Approves Revised Amendment to Redevelopment Promotion Plan
The last piece of the 'Gajaeul New Town' puzzle in Seodaemun-gu, Seoul, the Gajaeul 7 District, is being transformed into a large complex with 1,500 households.
On the 9th, Seoul City held the 7th Urban Redevelopment Committee meeting and announced on the 10th that it had approved the revision of the 'Gajaeul 7 Redevelopment Promotion Zone Redevelopment Promotion Plan and Landscape Review.'
Located at the topmost part of the Gajaeul redevelopment zones (Bukgajwa-dong 80 area), this district had not progressed for 10 years since being designated as a promotion zone in June 2012, but the project gained momentum after receiving approval for the establishment of the association in August 2022.
With this review, Gajaeul 7 District will be reborn as a complex with 4 basement floors and 36 above-ground floors, comprising 1,497 households. Of these, 209 units will be public housing.
Reflecting conditions such as the cultural asset 'Hwasangun Lee Yeon Stele (Joseon Dynasty stone monument)' located in the center of the district and nearby parks, infrastructure such as roads will also be adjusted. The road Gubukgol-ro 14-gil, which crosses the center of the district, will be straightened to improve traffic convenience, and the location and shape of the park will be adjusted to enhance park accessibility. Two 6-meter-wide public pedestrian passages connecting to the park will also be installed. Within the complex, 11 scenic corridors centered around the park will be secured to create a sense of openness. Neighborhood living facilities will be arranged around the park and public open spaces.
With the approval of the revised promotion plan for Gajaeul 7 District, the Gajaeul New Town development project has entered its final stage. Since being designated as a New Town district in 2003, a total of nine zones have undergone redevelopment. Districts 1 to 6 and 9 have completed occupancy, and District 8 is scheduled for completion in November next year. Once redevelopment of Gajaeul 7 District is finished, a large-scale residential area with approximately 12,700 households will be formed. Gajaeul 7 District plans to obtain project implementation approval next year, start construction in 2027, and complete it by 2030.
Han Byung-yong, Director of the Housing Office at Seoul City, said, "Since the redevelopment of Gajaeul 7 District, which had been stalled for over 10 years, is now on track, we will spare no effort to support the swift progress of the project."
