The popularity of complexes equipped with GTX (Greater Seoul Metropolitan Area Express Train) in the real estate market is remarkable. This is because they offer not only transportation convenience but also the potential for price gains due to GTX development. As a result, GTX has established itself as a major development benefit in the metropolitan real estate market, attracting attention from both the market and prospective buyers.
In fact, GTX is recognized as the biggest catalyst driving house price increases in the metropolitan real estate market. This can be seen in the case of Cheonggye-dong, Hwaseong-si, where the GTX-A line Dongtan Station is being constructed. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, the 84㎡ exclusive area unit in ‘Dongtan Station Bando Yubora Ivy Park 6.0 (occupied since September 2017)’ in Dongtan 2 New Town, Hwaseong-si, Gyeonggi-do, where the GTX-A Dongtan Station (planned) passes, was traded for 1.19 billion KRW on the 11th of this month. Compared to the January transaction price before opening (1.135 billion KRW), the price rose by 55 million KRW in just seven months.
Due to this price increase learning effect, complexes benefiting from GTX developments are showing clear popularity in the subscription market. In July, ‘Dongtan Station Daebang Elyum The Signature,’ which was sold in Dongtan 2 New Town, received 116,621 subscription applications for 186 units excluding special supply, closing the first priority subscription with an average competition rate of 626.99 to 1. Also, in the same month, ‘Jeil Punggyeongchae Unjeong’ in Paju Unjeong New Town attracted 26,449 subscription applications for 209 units, recording an average first priority competition rate of 126.55 to 1.
Meanwhile, Hyundai Construction is currently selling ‘Hillstate Icheon Station’ in Jeungil-dong, Icheon-si, Gyeonggi-do, in August. The complex will be developed on a scale of 15 buildings from 4 basement floors to 29 above-ground floors, with a total of 1,822 households ranging from 60 to 136㎡ in exclusive area. Among these, 314 units are available for general sale. The subscription schedule starts with special supply on September 9 (Monday), followed by first priority on the 10th (Tuesday), and second priority on the 11th (Wednesday).
Hillstate Icheon Station benefits from the GTX-D line development. Icheon Station on the Gyeonggang Line, located within walking distance from the complex, is included in the GTX-D line, enabling access to downtown Seoul in about 30 minutes once opened. Moreover, the ‘Semiconductor Line’ connecting Dongtan, Yongin, and Icheon is expected to become a key hub with high-speed and metropolitan railway networks, linking the Namsa Semiconductor National Industrial Complex, Wonsan Semiconductor Cluster, and Icheon, along with the Gyeonggang Line and Jungbu Inland Line. Additionally, there are other transportation benefits such as the opening of the ‘Seongnam to Janghowon exclusive road.’
Furthermore, Icheon Station on the Gyeonggang Line is a key route for southern metropolitan railway traffic running between Bundang, Pangyo, and Yeoju. It takes 33 minutes to Imae Station and 38 minutes to Pangyo Station, making commuting to the office-dense areas of Pangyo and Bundang convenient.
Meanwhile, the Hillstate Icheon Station model house is located in Yulhyeon-dong, Icheon-si, and the expected move-in date is July 2026.
