As Seoul's housing prices have been rising sharply recently, the financial burden on homebuyers without property ownership is increasing. Moreover, with expectations of interest rate cuts revitalizing the real estate market, this upward trend is expected to continue. As a result, attention is focusing on ‘Dauheim The Prime,’ which offers price competitiveness compared to surrounding market prices in Seoul.
Visitors to the ‘Dauheim The Prime’ showroom actively inquired at the consultation desk after examining the internal models and units. In particular, they expressed satisfaction with the one-stop location that shares the Magok District living area and infrastructure nearby, even indicating their intention to sign contracts.
Mrs. Kim (41, female), a housewife living in Seongnam City, Gyeonggi Province, said, “I was hesitant to buy in Seoul because I only heard that housing prices were skyrocketing, but the sale price is cheaper than the rental price in Pangyo, Seongnam.” She added, “After visiting in person, I was surprised that Magok District is right next door and that the sale price is at the level of Magok District’s rental prices, so it seems like a good place to live.”
According to Naver Real Estate, ‘Magok M Valley Complex 1 (moved in 2014)’ located in Magok District has eight rental listings priced between 750 million KRW and 760 million KRW for an 84㎡ exclusive area. Additionally, ‘Magok Hansol Sol Park (moved in 2005)’ in Magok District has two listings priced at 630 million KRW for a 79㎡ exclusive area.
Meanwhile, ‘Dauheim The Prime’ is being developed in Banghwa 1-dong, Gangseo-gu, Seoul, consisting of one building with one basement floor and seven above-ground floors, totaling 29 units with exclusive areas ranging from 65 to 83㎡.
While the rise in housing prices from Seoul is a burden for those preparing to buy a home, ‘Dauheim The Prime’ offers 30-pyeong (approximately 99㎡) 4Bay structure apartments at a reasonable sale price in the 600 million KRW range, reducing financial burden. Notably, new apartments can be purchased at prices similar to the rental prices in the Magok District, which shares the same living area.
