SH Corporation "Post-sale Apartments Should Allow Bulk Installation of Air Conditioners and Built-in Furniture"

SH Corporation Requests System Improvement to Ministry of Land
Currently Cannot Install Options During Construction
Causing Inconvenience Such as Individual Installation by Buyers

Seoul Housing and Communities Corporation (SH Corporation) has requested the government to improve the system to allow the bulk installation of options (additional selectable items) such as system air conditioners and built-in furniture when constructing post-sale apartments.


According to SH Corporation on the 8th, currently, bulk installation of options is not possible in apartments constructed under the post-sale system (at around 90% construction progress). Typical examples include system air conditioners that must be installed early in the construction process along with wall piping, wallpapering, and finishing, and built-in furniture installed at around 70% construction progress.


SH Corporation stated, “There are about four months left until completion from the post-sale point, but during this period, tasks such as selecting buyers, ordering materials, and finishing processes following option installation must be carried out, making it impossible to install options.” SH Corporation supplies all its housing units under the post-sale system.


As a result, buyers have experienced inconvenience as they cannot select options in advance and must install them individually after completion. SH Corporation said, “To supply high-quality public housing, we are urging the Ministry of Land, Infrastructure and Transport to improve the system so that options with high consumer demand can be installed in bulk and supplied.”


Along with this, SH Corporation has also requested the adjustment of supervision fees for public housing subject to the price ceiling system. This aims to create a fair ordering environment by providing appropriate compensation. Currently, public housing under the price ceiling system is budgeting supervision fees based on private construction standards, which are lower than the public housing supervision fee standards (basic construction cost). SH Corporation pointed out, “The construction management service (supervision) order amount for ‘Godeok Gangil 3 Complex’ in Gangdong-gu, ordered in March last year, was 15.9 billion KRW, but the supervision fee under the price ceiling system is only 1.9 billion KRW.”


Kim Heon-dong, President of SH Corporation, emphasized, “Although the post-sale system should be expanded to solve poor construction issues and prevent safety accidents, it is being discriminated against due to system deficiencies,” adding, “System improvements are necessary to supply high-quality public housing and enhance consumer satisfaction.”
