SH Corporation Accelerates Redevelopment of Yeongdeungpo Ssokbangchon... Negotiation Compensation in November

Redevelopment of Seoul's 'Yeongdeungpo jjokbangchon' is gaining momentum. Negotiated compensation will begin in November, with the goal of completing compensation and starting construction by next year.

Seoul Housing and Communities Corporation (SH Corporation) announced on the 30th that President Kim Heon-dong visited the Yeongdeungpo jjokbangchon (Yeongdeungpo Public Housing District) site and ordered the swift promotion of the project.


The 'Seoul Yeongdeungpo Public Housing District Development Project,' the first public-led jjokbangchon redevelopment project, aims to revitalize the long-neglected Yeongdeungpo jjokbangchon area with poor living conditions. SH Corporation, Yeongdeungpo District Office, and Korea Land and Housing Corporation (LH) are in charge.


Once negotiated compensation begins in November, jjokbang residents will move to a temporary relocation complex near the project site by the end of the year, where they will live until the main relocation complex is established. The temporary relocation complex will be installed under the Yeongdeungpo overpass as modular housing for 96 households, and plans to create additional temporary relocation complexes are also being considered.


Through this site inspection, President Kim ordered, "Considering the poor living conditions and the hardships faced by jjokbangchon residents due to the heatwave, expedite the compensation process and prepare measures to enable early commencement of the main relocation complex project."


He also instructed to explore ways to advance the construction start date of the project to build 273 public housing units in the S-1 Block, implemented by SH Corporation. Originally, the S-1 Block was planned to begin construction sequentially after the A-1 Block, where the main relocation complex will be located, but SH Corporation believes simultaneous development is possible if additional temporary relocation complexes are created.


Meanwhile, SH Corporation selected the winning design for the 'Seoul Yeongdeungpo Public Housing District S-1 Block' architectural design competition on the 13th. The design plan proposes a mixed-use building with 273 apartment units, office facilities, and neighborhood commercial facilities on a site area of 3,627㎡ in a general commercial zone, applying a maximum floor area ratio of 800%, and reaching 47 stories.


President Kim said, "We will expedite the project to support residents in moving to their new homes as soon as possible," and added, "We will supply 'high-quality century housing' in the Yeongdeungpo station area to Seoul citizens."
