Demand is focusing on Deok-eun District in Goyang. With its excellent location adjacent to Gangbyeonbuk-ro along the Han River and the news of the Daejang-Hongdae Line starting construction within the year, record-high price cases continue to emerge.
The 'Daejang-Hongdae Line,' whose construction schedule has been advanced to within this year, is a metropolitan railway connecting Daejang New Town in Bucheon, Gyeonggi Province, and Hongdae Entrance Station in Mapo-gu, Seoul. It allows transfers to major subway lines such as Lines 2, 5, and 9. With a total project cost of 2.1287 trillion KRW, once the line opens in 2030, travel time from Bucheon to Hongdae Entrance Station is expected to be reduced from the current 50 minutes to 25 minutes.
In addition, the geographical advantages of Deok-eun District have attracted demand. Although administratively part of Goyang City, Deok-eun District borders Seoul’s Gangseo, Mapo, and Eunpyeong districts and is within walking distance to Sangam-dong, making it part of the Seoul living area.
In fact, record-high prices have poured in Deok-eun District this year. According to the Ministry of Land, Infrastructure and Transport’s actual transaction prices, DMC Xi The River with an exclusive area of 84㎡ was sold for 1.115 billion KRW (12th floor), DMC Hangang Xi The Heritage 84㎡ for 1.14 billion KRW (11th floor), and DMC Hangang Forest Joongheung S-CLASS 84㎡ for 1 billion KRW (15th floor), all setting new records in June. Additionally, DMC Hangang Aileen’s Garden 106㎡ was traded at 1.44 billion KRW (25th floor), continuing the record-high price trend in Deok-eun District.
Amid this, ‘GL Metrocity Hangang’ is being re-evaluated as the premier knowledge industry center at the forefront of Deok-eun District.
The knowledge industry center ‘GL Metrocity Hangang’ and the officetel ‘THE GL’ are premium knowledge industry centers located in Blocks 11 and 12 of the Deok-eun Urban Development Project District in Goyang City, Gyeonggi Province. The complex consists of two knowledge industry center buildings from six basement floors to 21 floors above ground, 420 officetel units of 29 to 60㎡ up to 23 floors above ground, and neighborhood living facilities.
‘GL Metrocity Hangang’ is characterized by its premium Han River views. The fourth floor is designed as a lobby floor including various community facilities such as a fitness center, meeting rooms, and a VIP lounge. To enable Han River views from knowledge industry center facilities above the fourth floor, each floor offers a ‘Han River View Lounge,’ and the fourth-floor community spaces of both Tower A and Tower B are connected by a bridge for shared use.
Furthermore, seven gardens are installed, including the fourth-floor rooftop garden, rooftop gardens on Towers A and B, and a pocket balcony in Tower A, providing abundant green spaces. By using the ‘River Park Bridge’ right in front of the knowledge industry center, which connects to the Han River waterfront park, residents can also enjoy the Han River and multipurpose sports fields as if they were part of the complex’s community.
The officetel, like the knowledge industry center, is located at the forefront of Deok-eun District and is expected to secure Han River views. Some units on the third floor feature terrace-specialized designs, and floors 4 to 23 are designed to allow Han River views (except for some units).
Transportation conditions are also excellent. The project site in Blocks 11 and 12 of the business district is located along the main road of Gangbyeonbuk-ro within the Deok-eun Urban Development Project District and is closest to Namgoyang IC, which allows entry and exit from Jayuro. This provides outstanding accessibility to the entire metropolitan area, including Seoul’s Mapo, Jongno, Magok, and Gangnam areas, via Jayuro, Gangbyeonbuk-ro, and Gayang Bridge. Additionally, quick access to the Seoul-Munsan Expressway and the Metropolitan Area 1st Ring Expressway is possible. Moreover, once the Wonjong-Hongdae Line’s Deok-eun Station (tentative name) opens, accessibility to the western part of Seoul is expected to improve further.
Meanwhile, the knowledge industry center ‘GL Metrocity Hangang’ and the officetel ‘THE GL’ began move-in on the 30th of last month.
