HL D&I Hanla announced on the 30th that it will offer for sale the "Yongin Dunjeon Station Epyt" in Cheoin-gu, Yongin Special City, Gyeonggi Province, on the 2nd of next month.
Yongin Dunjeon Station Epyt is the first complex in Yongin to be sold under the "Epyt" brand after HL D&I Hanla changed its brand from "Hanla Vivaldi" for the first time in 27 years.
The complex consists of 1,275 households in 13 buildings, with 4 basement floors and up to 29 floors above ground, including ▲ 149 units of 68㎡ Type A ▲ 124 units of 68㎡ Type B ▲ 366 units of 84㎡ Type A ▲ 471 units of 84㎡ Type B ▲ 165 units of 101㎡. About 70% of the supply is 84㎡, which is popular among actual buyers.
The sale price is 480 million KRW for the 84㎡ Type A units. The average price per 3.3㎡ is 14.17 million KRW, making it an affordable offering. As of the end of June, the average nationwide apartment sale price per 3.3㎡ was 18.63 million KRW. Also, among the sale complexes in Yongin this year, it is the cheapest price, up to 120 million KRW cheaper than other apartments of the same size in Yongin.
Transportation is excellent. The complex is a station-area apartment within walking distance of Dunjeon Station on the Everline light rail. Nearby are the planned Sejong-Pocheon Expressway and the Gyeonggi Second Ring Expressway Pogok IC. Additionally, the local road No. 57 (Yongin-Pogok) Geumeo IC will open soon. Furthermore, Yongin City is promoting the extension of the Gyeonggang Line connecting Gwangju Station and Namsa Station in Gyeonggi, which will further improve metropolitan accessibility.
The complex is a "school zone" apartment, with Dunjeon Elementary School accessible on foot. Nearby are Pogok High School, which offers special admissions for rural areas, and Pogok Middle School, Yeongmun Middle School, Gorim Middle School, Yongin High School, and Gorim High School.
HL D&I Hanla will also apply the "Edu Premium (Career Exploration Program) Service" to this complex. It provides AI-based academic aptitude diagnosis for residents' school-age children. Customized mentoring services with Seoul National University students are also available to consult on children's learning. Additionally, a Seoul National University visit camp program will be conducted.
Applications will be accepted on the Korea Real Estate Board's subscription homepage starting with special supply on the 2nd of next month, followed by first priority on the 3rd and second priority on the 4th. First priority applications are possible regardless of home ownership, and resale is allowed six months after the announcement of winners. There is no restriction on re-winning. The announcement of winners will be on the 10th of next month, and the official contract will be held from the 25th to the 28th at the model house. The expected move-in date is July 2027.
