Incheon’s Move to Establish a ‘Bio Specialized Complex’ Gains Momentum... Spotlight on ‘Yeongjong Jina Rehi’

Incheon’s Move to Establish a ‘Bio Specialized Complex’ Gains Momentum... Spotlight on ‘Yeongjong Jina Rehi’ [‘Yeongjong Jina Rehi’ Perspective View]

With Incheon City being selected as a bio-specialized complex, numerous movements aimed at the full-scale establishment of the specialized complex are being observed.


On the 6th, Korea Polytechnic University and Incheon National University signed a Memorandum of Understanding (MOU) at Incheon National University’s Songdo Campus to establish an educational and research cooperation system in the bio field. Under this agreement, the two universities plan to join forces in education of domestic industrial technology personnel, global social contribution in the industrial technology workforce sector, and other projects requiring cooperation in education and research.


Last month, Lotte Biologics held a groundbreaking ceremony for the Songdo Bio Campus. Lotte Biologics plans to complete Plants 1, 2, and 3 within the Songdo Bio Campus by 2025, 2027, and 2029 respectively, and operate an antibody drug production facility with a maximum capacity of 360,000 liters starting in 2030. Additionally, the Industrial Economy Committee of the Incheon City Council visited the Samsung Biologics headquarters and promised administrative support, further boosting the development of the bio-specialized complex.


As favorable news related to the development of the bio-specialized complex continues to emerge, a positive atmosphere is also spreading in the Yeongjongdo area where the bio-specialized complex will be established. Yeongjongdo is planned to host a future global bio production and cooperation hub, and approximately 1.1 million pyeong of the third reserved land has been selected as an investment area. Once this hub is established, convenient commuting and related infrastructure expansion are expected, increasing public interest in the complexes within Yeongjongdo.


Meanwhile, there is a complex in Yeongjongdo currently being sold on a first-come, first-served basis, attracting the attention of prospective buyers.


Jina Construction is currently selling the “Yeongjong Jina Lehi” apartments on a first-come, first-served basis in the Unnam-dong area of Jung-gu, Incheon Metropolitan City. The complex is attracting significant interest as it is subject to the price ceiling system, allowing home ownership at around 400 million KRW. In fact, the model house is reportedly bustling with visitors.


The complex is located close to the bio global production/cooperation hub being established within the bio-specialized complex in Yeongjongdo, and is expected to fully absorb the related demand.


Furthermore, the down payment has been reduced from the previous 10% to 5%, significantly lowering the initial financial burden. The down payment requires an initial payment of 5 million KRW, with the balance to be paid within one month. The intermediate payment applies an interest-only deferred payment system with a fixed interest rate of 3.8%. Additionally, pre-move-in resale is allowed, which is an advantage. The complex also features specialized designs. It offers a comfortable living space with a 5Bay floor plan and predominantly south-facing layout for residential convenience, along with community facilities such as a daycare center, toddler playground, and Moms Station, providing a convenient space for families with children.


“Yeongjong Jina Lehi” is conveniently located within walking distance of the planned Yeongjong Administrative Town, central commercial district, and complex public facilities, promising a convenient residential life. It also shares the lifestyle zones of both Jungsan and Unseo, offering abundant infrastructure.


Yeongjongdo, where the complex is located, is scheduled to have the GTX-D and GTX-E lines opened. In particular, the Y-shaped GTX-D line (planned) is a key pledge of the 8th local government administration. Initially, only the Western Metropolitan Express Railway (Janggi to Bucheon Sports Complex, 21.1 km) was included in the 4th National Railroad Network Plan, but with the confirmation of the Y-shaped line connecting to Incheon International Airport, “Yeongjong Jina Lehi” is considered a direct beneficiary complex.


The future value of Yeongjongdo’s complex development is also anticipated. Incheon City plans to develop Yeongjongdo as a complex tourism district equipped with “culture, leisure, and recreation facilities.” Alongside the already opened Paradise City and Mohegan Inspire Resort, the Complex Resort Golden Pacific is also being planned for construction in Yeongjong.


Population inflow is also rapidly occurring. According to Statistics Korea data, as of February this year, the population of Yeongjongdo is on the verge of surpassing 120,000 (118,602). This figure exceeds the population of Cheongna International City, which stands at 113,617.


Meanwhile, “Yeongjong Jina Lehi” consists of 7 buildings ranging from one basement floor to a maximum of 24 floors above ground, with a total of 547 households. All units are supplied exclusively in the popular national housing size of 84㎡ exclusive area, preferred by all prospective buyers.


The model house for “Yeongjong Jina Lehi” is located in the Unseo-dong area of Jung-gu, Incheon City.
