Announcement of Urban Maintenance-Type Redevelopment Project Maintenance Plan Decision

Seodaemun-gu, Seoul (Mayor Lee Seongheon) announced on the 19th that Seoul City has recently decided and officially announced the 'Urban Maintenance-Type Redevelopment Project Maintenance Plan' for the 'Maporo 4-1 District' (around 867 Bukahyeon-dong, 3,127.1㎡) and the 'Chunghyeon 2 District' (around 171 Naengcheon-dong, 1,820.3㎡) within its jurisdiction this month.


Both sites are transit-oriented areas near Ahyeon Station and Seodaemun Station, respectively, with excellent location conditions such as transportation accessibility. However, due to aging and deteriorated buildings over 30 years old, narrow alleys, and poor street environments, there has been continuous demand for redevelopment to restore urban functions and revitalize commercial districts.


The 'Maporo 4-1 District' will feature multi-family housing, neighborhood living facilities, and office facilities with a floor area ratio of 565% and a height limit of 79 meters. The project will secure maintenance infrastructure around the site and create a youth cultural complex space to be donated.


The 'Chunghyeon 2 District' will be developed with office facilities and neighborhood living facilities with a floor area ratio of 938% and a height limit of 104 meters. Notably, it includes public rental office facilities (to be donated) and an open lounge (meeting rooms, seminar rooms) as shared spaces.


With this maintenance plan decision by the city, the area around Ahyeon Station aims to become a 'vibrant city where work, residence, and leisure coexist,' while the area around Seodaemun Station is expected to grow as a 'city with multifunctional central functions,' transforming into 'office and commercial spaces linked with downtown functions.'


Mayor Lee Seongheon stated, "We expect the redevelopment projects near Ahyeon Station and Seodaemun Station to contribute to improving residential environments, revitalizing the local economy, and enhancing urban competitiveness. We will actively provide administrative support to ensure that these projects proceed swiftly, with project implementation approval in the first half of next year and construction starting in the second half."
