The ‘view premium’ complexes often feature beautiful surroundings such as mountains, large parks, lakes, and the sea near the homes, allowing residents to enjoy a pleasant living environment and increasing the future value of the apartments.


The excellence of the ‘view’ is proven through various research, subscription results, and apartment prices. In surveys like ‘Real Estate Trends 2024’ conducted by Gallup Korea, ‘direction and view, outlook’ recorded 46% as a ‘product consideration factor when deciding on housing in the future,’ making it the second most important criterion after price. Additionally, in the ‘preferred housing specialization types,’ ‘landscape-specialized’ housing that enhances harmonious scenery ranked first.


In the subscription market, ‘Goyang Janghang Kaibeu Ubora,’ which boasts views of Ilsan Lake Park, was fully subscribed with an average competition rate of 8.4:1 across all types, and ‘Boramae Station Present,’ adjacent to Seoul’s Boramae Park, recorded a competition rate of 12.6:1. Also, ‘Gwanggyo Joongheung S-Class,’ which secures a permanent view of Gwanggyo Lake Park, has an average sale price of 1.515 billion KRW for the 84㎡ exclusive area, forming the highest market price in Gwanggyo New Town.


Recently in Jeju Island, attention is focused on the upcoming supply of ‘view premium’ apartments that offer expansive views of large parks, Hallasan Mountain, and the Jeju sea.


Hoban Construction plans to launch ‘We Park Jeju’ in August in the Orae-dong area of Jeju City, which forms a double living zone between West and East Jeju. It is a large complex with 28 buildings ranging from three basement floors to 15 above-ground floors, totaling 1,401 households, mainly medium to large units with exclusive areas of 84 to 197㎡. The complexes are divided into ▲ Complex 1 with 686 households and ▲ Complex 2 with 715 households.


The complex incorporates specialized designs to optimize the beautiful surrounding views. For the first time in Jeju, glass railings and open balconies (in some types) are adopted to maximize openness and viewing effects, and the complex is mainly arranged facing south, open toward Odeungbong Park and Hallasan Mountain, providing excellent lighting and a pleasant living environment (in some types).


Also, it is a park-type complex with no cars on the ground. It includes a school bus stop for children, a 4-bay plate-type floor plan with cross ventilation (in some types), entrance pantries, large dressing rooms, utility rooms, alpha rooms, and variable walls (varying by type). Each household secures a generous parking space ratio of 1.8 cars per unit.


The community facilities in Jeju’s largest complex are also a highlight. A ‘Swimfit’ screen swimming pool equipped with the latest technology will be introduced, allowing residents to enjoy swimming in various environments through an artificial wave module screen system installed in a private swimming space. Indoor golf practice rooms, fitness clubs, a community care center, and a small library are also planned.


Abundant living infrastructure includes E-Mart, Lotte Mart, Lotte Cinema, Jeju Provincial Office, Jeju Government Complex, Yeondong Academy District, and Ido Academy District, with transportation environments established along Yeonbuk-ro and Onam-ro.


Odeungbong Park, developed alongside the apartment complex, is located on approximately 760,000㎡?about 106 times the size of a soccer field?and a trekking course directly connecting to the complex will be created.


Before the launch of We Park Jeju, Hoban Construction renewed the BI (Brand Identity) of its premium residential brand ‘We Park.’ The new BI of We Park is inspired by the organic forms of nature, with typography designed to express a brand philosophy harmonizing with nature. The symbolic color uses a weighty blue navy to represent a premium lifestyle that remains unchanged over time. The symbol ‘W’ evokes a crown, symbolizing the dignity and confidence of the residential space provided by We Park.


A sales official stated, “With specialized designs such as open balconies and glass railings, this complex will secure the most beautiful views in Jeju,” adding, “High interest from residents is expected due to the view premium.”


The model house for We Park Jeju will be located near the Hallado Library in Orae-dong, Jeju City.
