Knowledge industry centers are gaining attention as corporate headquarters due to their ability to enhance work efficiency and provide convenience, resulting in high satisfaction for both companies and employees.
A knowledge industry center refers to a multi-story complex building where manufacturing, knowledge industry, and information and communication industry companies, along with support facilities, can coexist within the same structure. Previously known as "apartment-type factories," the name was changed to knowledge industry centers following the 2010 revision of the "Act on the Activation of Industrial Complexes and Factory Establishment." Moreover, recently constructed knowledge industry centers generally have excellent transportation conditions, such as proximity to subways and roads, making commuting convenient for employees. Additionally, differentiated designs and the inclusion of commercial and convenience facilities within the centers increase employee satisfaction with the work environment.
In Busan, industry attention is focused on "Seobusan Smart Valley," the renamed area of the former Sinpyeong and Jangrim general industrial complexes. Seobusan Smart Valley attracts interest due to its excellent location and development potential. The complex includes Busan Subway Line 1's Dongmae Station and Sinpyeong Station, and through Jangpyeong Underpass and Coastal Circulation Road, it offers convenient access to Busan New Port, Centum, and the proposed Gadukdo New Airport.

Located about a 4-minute walk from Dongmae Station on Busan Subway Line 1, it boasts excellent accessibility for workers and visitors using public transportation and holds symbolic significance as the first knowledge industry center in Saha-gu.
Additionally, with the opening of Jangpyeong Underpass approximately 500 meters away, the Coastal Circulation Road, serving as the main artery for Busan logistics, has been completed, resulting in many visits from companies inquiring about relocating their headquarters or starting new businesses.
Pentaflex Busan is equipped with a large-scale logistics loading and unloading system tailored to the characteristics of manufacturing. Vehicles can access each unit from the basement level 1 to the 9th floor, and a door-to-door drive-in system with a high ceiling of 5.4 meters facilitates convenient logistics loading and unloading. The large loading dock at the building entrance can handle 40ft containers, and large freight elevators (3t, 5t) make inter-floor logistics movement much easier.

Since the COVID-19 pandemic, interest rates have risen sharply, and due to the Ukraine war and various construction site regulations among other domestic and international conditions, construction costs have skyrocketed, causing new building development costs to soar.
Because Pentaflex Busan was supplied before this rapid increase in development costs, its average price is only about 60% compared to recently supplied knowledge industry centers. Industry insiders agree that with such low prices, large-scale knowledge industry centers by major construction companies will be impossible to supply in the future, making the asset value of tenant companies clearly poised to rise.
Occupancy of Pentaflex Busan began at the end of June 2024, and companies preparing to move in have been reportedly impressed by the unexpectedly large building scale and clean interior environment, showing very high satisfaction as a corporate headquarters.
Thanks to these advantages, occupancy at Pentaflex Busan is progressing smoothly, and inquiries for use as headquarters by small and medium-sized enterprises are increasing, suggesting that the pace of occupancy will gain further momentum.
