Yangcheon-gu, Seoul (District Mayor Lee Gi-jae) will promote the ‘Visiting Urban Renewal Project Consulting’ for each complex in the second half of this year.
The ‘Yangcheon-gu Visiting Urban Renewal Project Consulting’ is a project where experts in various fields directly visit areas that are implementing or preparing urban renewal projects such as reconstruction and redevelopment, providing one-stop services from consulting to customized education and conflict mediation.
The consulting, which started in March this year, was operated 15 times over five months at sites with reconstruction and redevelopment issues such as Mok 2-dong, Mok 4-dong, and low-rise residential areas in Sinwol-dong. It showed high responsiveness with about 300 residents participating. The consulting was conducted by the ‘Yangcheon-gu Urban Development Promotion Team,’ a public-private communication channel in the urban renewal field, and the ‘Urban Renewal Project Expert Advisory Group’ composed of appraisers, Korea Real Estate Board members, lawyers, and accountants.
The main consulting areas include ▲reviewing the possibility of designating maintenance zones ▲comparison and analysis by project method ▲feasibility analysis through floor area ratio, urban planning, and location review ▲customized education for each project stage ▲conflict mediation.
The district plans to continuously expand customized consulting to reduce trial and error in target areas struggling with the diverse and complex stages of urban renewal projects, and to help areas with project momentum but delayed due to conflicts among residents or needing feasibility improvement to escape from deteriorated residential environments more quickly.
Consulting will be operated year-round in the second half as well. Those wishing to receive advice can apply by phone or email to the Yangcheon-gu Urban Development Promotion Team. In addition to consulting, the district will continue to conduct interviews with project promoters and directly discover consulting target sites.
Meanwhile, since last year, the district has held the nation’s largest ‘Urban Renewal Project Knowledge Forum,’ achieving results with 2,969 residents participating in a total of 16 lectures by the first half of this year. In the second half, based on resident survey results, the district plans to select the best instructors in each field to provide professional and useful lectures.
As a representative pledge project of the 8th local government, the district is actively conducting urban renewal projects in a total of 64 zones, including passing reconstruction safety inspections for 17 complexes, including 14 complexes in Mokdong Apartments, and designating the Moa Town management area in Sinwol 1 and 3-dong.
District Mayor Lee Gi-jae said, “We will spare no administrative support to ensure that renewal projects, which will promote regional development, can proceed smoothly.”
