Ramian Songdo Station Centripol, Incheon Yeonsu-gu GTX-B, Wolpansun Line and Other Benefits

Yeonsu-gu in Incheon has been revealed to boast the highest apartment prices in the city. With the upcoming opening of the GTX-B Line (scheduled) and the Wolpyeong Line (expected in 2028), as well as the planned Incheon-origin KTX, demand from buyers is expected to increase even further.


In fact, housing prices in Yeonsu-gu have recorded the highest levels within Incheon. According to an analysis by real estate research firm Realtoday of data from the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, 9 out of the top 10 complexes with the highest transaction prices in Incheon this year were located in Yeonsu-gu. The top spot was held by ‘Songdo The Sharp First Park F15BL,’ which recorded a price of 998 million KRW in February, followed by ‘The Sharp Expo Complex 9’ which changed hands for 995 million KRW in July.


The residential preference shown in Incheon’s Yeonsu-gu appears to be influenced by the existing infrastructure and transportation networks in Songdo International City, as well as the anticipated railway developments planned for Songdo Station.


Among the transportation benefits in Yeonsu-gu, the opening of the GTX-B Line (scheduled) is notably highlighted. The GTX-B Line (planned) is a metropolitan express railway project connecting Songdo International City in Yeonsu-gu, Incheon, to Maseok in Namyangju, Gyeonggi Province, with new stations to be established at Incheon National University Station, Sindorim, and Yeouido. Once completed, travel time from Incheon National University Station on Incheon Subway Line 1 to Seoul Station will be reduced to 30 minutes, significantly improving metropolitan transportation in the Incheon area. In particular, discussions are expected to intensify regarding the installation of an additional station, Cheonghak Station, between Incheon National University Station and Incheon City Hall Station, which is anticipated to have a positive impact on the real estate market in Yeonsu-gu, Incheon.


There is also the Wolpyeong Line, scheduled to open in 2028. The Wolpyeong Line is a double-track electric railway project spanning 34.155 km, connecting Siheung Wolgot to Seongnam Pangyo across the southern metropolitan area. It consists of 11 stations, with 8 new stations to be constructed. Since the starting point, Siheung Wolgot Station, connects with the currently operating Suin Line section between Incheon Songdo Station and Siheung Wolgot Station, the Wolpyeong Line will link Songdo to Pangyo upon opening.


Using the Wolpyeong Line express train, travel from Songdo Station to Pangyo Station will take about 30 minutes. The route passes through key southern metropolitan areas such as Songdo and Pangyo, and with transfers, accessibility to Seoul Gangnam will also be greatly improved, offering a strong live-work proximity effect. Additionally, the Incheon-origin KTX is scheduled to open at Songdo Station by the end of 2026, connecting Incheon to Busan and Mokpo.


Meanwhile, a new complex boasting railway benefits within Incheon has attracted attention. The project is Samsung C&T Corporation’s ‘Raemian Songdo Station Sentrypole.’ Located within the Songdo Station area urban development project site, it is a large complex with up to 40 floors above ground, 19 buildings, and a total of 2,549 units ranging from 59 to 101 square meters in exclusive area. The number of units per block is ▲Block 1: 706 units (59?84㎡) ▲Block 2: 819 units (59?95㎡) ▲Block 3: 1,024 units (59?101㎡), with Block 3 planned for initial sale. Being supplied within the Songdo Station area development site, it is expected to directly benefit from the abundant transportation advantages centered around Songdo Station.


Raemian Songdo Sentrypole is a self-developed project by Samsung C&T, handling everything from planning to construction. The commercial land within the site is expected to form a new commercial district linked to Songdo Station. It is also adjacent to the Yonghyeon-Hakik Block 1 urban development project, which plans to establish Incheon Museum Park, Grand Park, shopping facilities, and mixed-use office complexes, promising synergistic effects in the living environment.


An elementary school will also be newly established within the urban development project area. Okryeon Girls’ High School is located within walking distance, and Songdo High School, known as a prestigious school district in the region, is nearby, ensuring an excellent educational environment.


This complex, developed in the Songdo Station area set to become the new center of Incheon, offers proximity to various convenient facilities. Its name, ‘Sentrypole,’ combines ‘Central,’ meaning center, and ‘Pole,’ meaning landmark pillar.
