Singer and actor Rain (real name Jung Ji-hoon) has purchased an additional building worth approximately 15.8 billion KRW in Apgujeong-dong, following his property near Gangnam Station.
On the 1st, Sports Seoul reported that Rain acquired a building located on Apgujeong Rodeo Street under the name of Mega Big Entertainment, where his father is the CEO, on January 16. The purchase price of the building was 15.899 billion KRW, and the ownership was transferred after the final payment on February 28. Currently, the building is held in a collateral trust with Woori Asset Trust Co., Ltd.
The building sits on a land area of 315.3㎡ with a total floor area of 1,085.7㎡, translating to a transaction price of 166.7 million KRW per 3.3㎡. It is a six-story building above ground with one basement level and includes parking facilities. The building is located on the route from Hanyang Apartment in Apgujeong-dong to Rodeo Street, surrounded by various commercial establishments such as upscale restaurants, galleries, beauty salons, and clothing production offices. It is very close to the main commercial areas of Apgujeong Rodeo and Dosan Park, yet the foot traffic is not congested, making it an ideal building for use as a company headquarters.
Meanwhile, Rain and his wife, actress Kim Tae-hee, jointly own a building near Gangnam Station. The couple purchased this building in 2021 at 620 million KRW per 3.3㎡, totaling 92 billion KRW. Rain owns 60% of the total shares, while the remaining shares are held by a limited company represented by Kim Tae-hee. According to the registry, the maximum secured amount is 54 billion KRW, and the estimated loan amount is about 45 billion KRW.
The building, which has two basement floors and eight floors above ground, boasts a prime location just a two-minute walk from Exit 10 of Gangnam Station on Subway Line 2, making it a super-station area. Last year, it was reported that the famous hamburger brand 'Shake Shack' opened a branch in this building, attracting significant attention. At that time, the monthly rent for the store was known to be in the range of 100 million KRW.
Rain and Kim Tae-hee have earned hundreds of billions of KRW in capital gains through real estate investments. Kim Tae-hee sold a building in Yeoksam-dong, Gangnam-gu, Seoul, which she purchased for 13.2 billion KRW in 2014, for 20.3 billion KRW, making a profit of 7 billion KRW. Rain also sold a building in Cheongdam-dong, which he bought for about 16.8 billion KRW in 2008, for 49.5 billion KRW in 2017, realizing a capital gain of around 30 billion KRW.
