Yongin Cheoin-gu Sees Highest Land Price Increase Due to Semiconductor Boom

HL D&I Hanla will launch sales next month for 'Yongin Dunjeon Station Epitet,' located in Pogok-eup, Cheoin-gu, Yongin Special City, Gyeonggi Province. Cheoin-gu is the area where land prices rose the most in the first half of this year, thanks to the development benefits of the 'Yongin Advanced System Semiconductor National Industrial Complex' and the 'Yongin Semiconductor Cluster.'
Yongin Dunjeon Station Epitet is a representative apartment complex with close proximity to workplaces. It is near the Yongin Advanced System Semiconductor National Industrial Complex and the Yongin Semiconductor Cluster General Industrial Complex, about a 20-minute drive away.
Transportation in Cheoin-gu, Yongin, is also expected to improve. A 38km double-track railway connecting Cheoin-gu and Gwangju, Gyeonggi Province, will be constructed. Yongin City is investing 2.3 trillion KRW in the railway project to prepare for the increased population and logistics demand due to the establishment of the semiconductor national industrial complex.
Due to these development and transportation benefits, land prices in Cheoin-gu rose by 3.02% in the first half of this year, marking the highest increase nationwide. According to the Ministry of Land, Infrastructure and Transport, the nationwide land price increase rate during the same period was 0.99%, making Cheoin-gu's rise more than three times higher. The next highest increases were in Sujeong-gu, Seongnam, Gyeonggi Province (2.90%) and Gunwi County, Gyeongbuk Province (2.64%).
Apartment prices are also on the rise. According to the Korea Real Estate Board, apartment prices in Cheoin-gu increased by 0.14% in the first quarter of this year, the second-highest rise in the Seoul metropolitan area. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, an 84㎡ unit of 'Yeokbuk Myongji University Station Dongwon Royal Duke' in Cheoin-gu was traded for 600 million KRW on the 5th, up 40 million KRW from the 560 million KRW transaction in March.
In this situation, HL D&I Hanla is launching sales for 'Yongin Dunjeon Station Epitet.' The complex will be built with 1,275 households across 13 buildings, with three basement floors and up to 29 floors above ground.
The complex consists of ▲ 149 units of 68㎡ Type A ▲ 124 units of 68㎡ Type B ▲ 366 units of 84㎡ Type A ▲ 471 units of 84㎡ Type B ▲ 165 units of 101㎡.
The complex will be sold at a lower price than nearby complexes guaranteed by the Korea Housing Finance Corporation (HF) for real estate project financing (PF). It is approximately 5 million KRW cheaper per 3.3㎡ than apartments sold in Cheoin-gu in the first half of the year.
The transportation network is also well established. Once Jung-ro Lines 1 to 49, which pass in front of the complex, open, access to the Yeongdong Expressway and the Seoul Metropolitan Area 2nd Ring Road will become more convenient. The opening of National Road 57 (Yongin~Pogok) and Geumeo IC is planned, facilitating travel throughout the metropolitan area. National Road 57 connects the Yongin Semiconductor Cluster General Industrial Complex in Wonsam-myeon, led by SK Hynix, and National Road 45 connects the Advanced System Semiconductor National Industrial Complex in I-dong and Namsa-eup, led by Samsung Electronics.
Facilities such as a small library, study rooms, single-person reading rooms, and individual reading rooms will be included within the complex. A waiting area for academy vehicles for commuting to private academies will also be provided.
Yongin Dunjeon Station Epitet is within walking distance to Dunjeon Elementary School. Nearby schools include Pogok High School, which offers special admissions for rural areas, and Pogok Middle School, Yeongmun Middle School, Gorim Middle School, Yongin High School, and Gorim High School.
