The former Sinpyeong and Jangrim general industrial complexes have been renamed ‘Seobusan Smart Valley’ and are embarking on a new beginning, signaling significant changes across the western Busan area. In particular, attention is focused on this area as the first knowledge industry center in Saha-gu, ‘Pentaflex Busan,’ has begun occupancy.
Seobusan Smart Valley was selected in 2021 as a national project under the Busan-style Industrial Complex Renovation initiative, heralding its transformation and resurgence as a supply base for core eco-friendly automobile materials, parts, and equipment. Currently, approximately 700 companies and over 14,000 workers are employed in Seobusan Smart Valley, accounting for 9.5% of the companies located in Busan’s general industrial complexes.
Additionally, last year, Seobusan Smart Valley was selected for the ‘Aged Hub Industrial Complex Competitiveness Enhancement Project District, Smart Green Industrial Complex, and Regeneration Project’ competition to strengthen the competitiveness of aging industrial complexes. Accordingly, over the next three years starting this year, a budget of 254.6 billion KRW will be invested in 19 projects. A total of 14 knowledge industry centers are being promoted, including four under construction centered around Dongmae Station.
Seobusan Smart Valley attracts greater industry interest due to its excellent location and development potential. The complex houses Busan Subway Line 1’s Dongmae Station and Sinpyeong Station, and through Jangpyeong Underpass and the Coastal Circulation Road, it offers convenient access to Busan New Port, Centum, and the Gadeokdo New Airport (under development). Moreover, it is close to Eco Delta City and Myeongji District, emerging as new centers of Busan, and boasts optimal infrastructure for proximity between residence and workplace, making it a geographically strategic location to concentrate industrial structures intensively.
Leading the changes in Seobusan Smart Valley is ‘Pentaflex Busan.’ Located about a 4-minute walk from Dongmae Station on Busan Subway Line 1, it enjoys a prime station-area location with excellent accessibility for employees and visitors using public transportation, and it holds symbolic significance as the first knowledge industry center in Saha-gu.
Furthermore, with the opening of Jangpyeong Underpass approximately 500 meters away, the Coastal Circulation Road, which serves as the main artery of Busan logistics, has been completed. This has led to many visits from companies inquiring about relocating their offices and starting new businesses.
Specifically, from basement level 1 to the 9th floor, vehicles can access each unit directly, and a 5.4-meter-high floor design facilitates logistics loading and unloading with a door-to-door drive-in system. The large loading dock at the building entrance can handle 40ft containers, and large freight elevators (3t, 5t) make inter-floor logistics movement much more convenient. Floors 10 to 15 offer modular section office-type knowledge industry center units in small sizes, along with some units offering views of the Nakdong River, making it suitable not only for small enterprises but also for companies seeking comfortable office spaces.
Additionally, to enhance convenience for tenant companies, the complex includes street-type commercial spaces, two large lobbies, shared conference rooms, and ample rest and convenience facilities such as rooftop gardens, sky gardens (10F), and cloud gardens (11?15F) for employees and visitors, providing a one-stop business premium experience.
Nearby ‘Pentaflex Busan’ are major banks such as BNK Busan Bank, Woori Bank, IBK Industrial Bank, Hana Bank, and Shinhan Bank, as well as public offices including the Saha-gu Office’s second building, Sinpyeong Jangrim Industrial Complex Management Corporation, Saha Post Office, and Saha Fire Station. The Western Busan Medical Center, a key public hospital in western Busan, is also under development with a planned opening in 2028. Large marts like Lotte Mart and Homeplus are adjacent, ensuring a pleasant working environment.
Moreover, the greatest merit lies in price competitiveness. Following the COVID-19 pandemic, interest rates surged sharply, and due to the Ukraine war and various construction site regulations among other domestic and international conditions, construction costs have skyrocketed. As a result, development costs for new buildings have soared. ‘Pentaflex Busan’ was supplied before this rapid increase in development costs, so its average price is only about 60% compared to recently supplied knowledge industry centers. Industry insiders widely agree that future large-scale knowledge industry centers by major construction companies will be impossible to supply at such low prices, making the asset value appreciation for tenants a foregone conclusion.
‘Pentaflex Busan’ began occupancy at the end of June 2024, and companies preparing to move in have expressed high satisfaction with the unexpectedly large building scale and clean interior environment during site visits, indicating strong approval as office headquarters.
Thanks to these advantages, occupancy at ‘Pentaflex Busan’ is progressing smoothly, and inquiries for use as headquarters by small and medium-sized enterprises are increasing, suggesting that the pace of occupancy will gain further momentum.
