Analysis of Purchase Price Determination Method
Seoul Housing and Communities Corporation (SH Corporation) is taking measures to prevent the high-priced purchase of rental housing.
On the 29th, SH Corporation announced that it has started a study to diagnose problems throughout the project and supplement the existing measures to prevent high-priced purchases in order to stop the high-priced purchase of housing.
The corporation explained, “Although we have been promoting improvements in purchase procedures and systems such as ▲applying a purchase price ceiling per household ▲reviewing the appropriateness of purchase prices by comparing estimated costs such as re-procurement costs ▲and conducting external expert feasibility reviews during purchase deliberations, social concerns about high-priced purchases of rental housing remain high, so we have started related research.”
The corporation plans to conduct an in-depth analysis of the appraisal-based purchase price setting method. It also intends to seek ways to reasonably set purchase prices regardless of external factors such as the introduction of new types like public jeonse housing or a significant expansion of purchase volumes.
The research project will be conducted through external experts, with the goal of completion within the year.
Kim Heon-dong, President of SH Corporation, emphasized, “It is necessary to establish standards and improve related laws and systems to properly calculate purchase prices. Through this, restoring trust in the newly built contract purchase rental housing project is a priority.”
Meanwhile, SH Corporation plans to purchase about 4,000 housing units this year, including various types such as existing types like semi-basement houses and newly built contract purchases, as well as small established apartments and jeonse scam houses.
