Hyundai Construction's 'Hillstate Doan River Park,' launched in the Yuseong-gu area of Daejeon, recorded the highest number of subscription applications in Daejeon this year for 1st and 2nd priority subscriptions. This is considered a remarkable achievement amid the recent downturn in the local housing market.
According to the Korea Real Estate Board's subscription website, Hillstate Doan River Park received a total of 7,070 applications over two days from July 23 (Tuesday) to July 24 (Wednesday) for 1st and 2nd priority subscriptions, competing for 1,548 units (excluding special supply), resulting in an average competition rate of 4.57 to 1. Including special supply applications, a total of 7,636 applications were submitted, with the highest competition rate being 72 to 1 for the 151㎡ P-type unit in Complex 1.
This is the highest number of subscription applications among the eight complexes launched in Daejeon this year (based on Real Estate R114, July 24). Notably, the number of applications is more than six times that of 'Hillstate Gajang The First,' which previously held the record for the most applications in Daejeon with 1,052 applications, indicating that demand recognizes the outstanding value of the complex.
Industry experts responded that the subscription results for Hillstate Doan River Park were anticipated. It is analyzed that the symbolic significance of being the largest branded town in the Chungcheong region, located in Doan New Town, known as the 'Gangnam' of Daejeon, played a crucial role. Additionally, the proximity to the planned Daejeon National Industrial Complex, offering convenient commuting, a comfortable and pleasant residential environment, and differentiated product features befitting the 'Hillstate' brand value are also cited as success factors.
It is also noteworthy that Hillstate Doan River Park is a joint project between Hyundai Construction, which has ranked first in apartment brand reputation index for 64 consecutive months as of July this year, and Yuto Development, which continues to achieve sales success in Daejeon.
Hillstate Doan River Park consists of five complexes, ranging from two basement floors to a maximum of 35 floors above ground, with a total of 51 buildings and 5,329 units. The first phase supplied 2,561 units in Complex 1 (1,124 units) and Complex 2 (1,437 units). Among these, excluding rental units, 2,113 units were offered for general sale: 891 units in Complex 1 and 1,222 units in Complex 2. The announcement of winners is scheduled for July 30 (Tuesday) for Complex 1 and July 31 (Wednesday) for Complex 2, with official contracts taking place over five days from August 12 (Monday) to August 16 (Friday).
Due to its overwhelming scale, the complex offers exceptional amenities. Both Complex 1 and 2 include a golf practice range, fitness center, reading room, H i-Sup, H With Pet, sauna, laundry room, and guest house. Notably, Complex 1 will feature a swimming pool, while Complex 2 will have a private cinema. With rare facilities such as a swimming pool, guest house, and private cinema in the area, residents are expected to enjoy diverse cultural and leisure activities within the complex. Buildings with 25 floors or more will have at least two elevators, including an evacuation elevator, to enhance residents' convenience.
Considerable attention has also been paid to the interior of the units. All housing types include ample storage spaces such as entrance closets and master bedroom dressing rooms. The 84㎡ A-type units feature a 4Bay slab-type layout allowing cross ventilation and a hotel-style dry washbasin for a clean and luxurious feel. Options are provided to customize the dining room according to residents' preferences, and bedrooms 2 and 3 can be combined into a room-in-room, expanding the range of choices.
The excellent location is another advantage. Gyochon-dong, where the planned Daejeon National Industrial Complex will be developed, is located within a 2 km radius. This area is expected to attract nano-semiconductor industries, aerospace, and urban air mobility (UAM)-related industries, positioning the complex as a representative large-scale branded apartment complex with excellent proximity to workplaces in the future.
The model house for Hillstate Doan River Park is located in Doan-dong, Seo-gu, Daejeon Metropolitan City, with move-in scheduled for August 2027 (Complex 1) and September 2027 (Complex 2).
