As the domestic elderly population surpasses 10 million, bringing the country on the brink of entering a super-aged society, the standards for homeownership in the housing market are also changing.
According to data released by the Ministry of the Interior and Safety on the 10th, the registered population aged 65 and over in Korea is 10,000,062, accounting for 19.51% of the total registered population (51,269,012). The World Bank classifies societies based on the proportion of the population aged 65 and over, who are eligible for social security: a population over 7% is considered an "aging society," over 14% an "aged society," and over 20% a "super-aged society." Korea is less than 0.5% away from reaching the 20% threshold for a super-aged society.
Accordingly, in addition to the traditionally popular locations favored for commuting convenience and educational conditions, there is a growing preference for locations near medical facilities that consider the lifestyle of the elderly population. Moreover, due to recent conflicts between the government and the medical community regarding healthcare reform, the importance of receiving prompt medical services has increased, further boosting demand for residential complexes near hospitals.
Especially in provincial areas, where the elderly population ratio is higher compared to the metropolitan area but medical facilities are lacking, residential complexes near large hospitals are valued even more highly.
In fact, according to the real estate big data company "Asil," the most expensive apartment in Yangsan City, Gyeongnam Province, is "Yangsan Mulgeum Daebang Nobleland 6th The Class," located less than a 5-minute drive from Yangsan Busan National University Hospital. Last month, a 116㎡ unit was traded for 760 million KRW. In comparison, the same size unit in "Trimage Yangsan 1 Complex," located about a 20-minute drive from the same hospital, was traded for 622.4 million KRW in May, making the former over 130 million KRW more expensive.
Therefore, it is advantageous to pay attention to complexes near large hospitals in the new housing market. One of the most notable projects recently is "Busan Janganjigu Dietre The Ocean," supplied by Daebang Construction in the Janganjigu area of Gijang-gun, Busan.

Moreover, the infrastructure beyond medical facilities is also well established. First, transportation conditions are excellent. It is conveniently accessible via the Donghae Line at Jwacheon Station. The Donghae Line, connecting Busan Bujeon Station and Ulsan Taehwagang Station, is the first metropolitan railway outside the metropolitan area, greatly enhancing transportation convenience between Busan and Ulsan and playing a key role in initiating the Busan-Ulsan-Gyeongnam (Bu-Ul-Gyeong) mega city.
