Opening of Model House and Sale of 'Hillstate Doan River Park'

‘Hillstate Doan River Park,’ regarded as the most notable complex in this year’s Daejeon housing market, opened its model house on the 19th (Friday) and officially began sales.

The model house featured a total of three unit types: 84㎡A, 101㎡A, and 101㎡C. Firstly, the 84㎡A and 101㎡A units have a 4Bay slab-type layout allowing cross ventilation, and a hotel-style dry vanity was applied to enhance comfort and luxury. Additionally, ample storage space such as a master bedroom dressing room, an alpha room, and an entrance storage room received high praise from visitors.

In particular, the kitchen received rave reviews from housewives in their 30s to 50s. The kitchen of the 101㎡A unit displayed in the model house is designed as a premium dining space. By extending the kitchen to the alpha room, the kitchen width is wider than the living room width, allowing for a large island and a six-person dining table with plenty of space. The island dining table, a recent trend, is placed in the middle to separate the cooking and dining areas, and a coffered ceiling is applied in the dining area to maximize openness. The 101㎡C unit also features a wide island in the kitchen, further enhancing elegance and spaciousness.

Hillstate Doan River Park offers strong price competitiveness. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, the 84㎡ units in ‘Daejeon I-Park City Complex 2’ located in Sangdae-dong, Yuseong-gu (moved in October 2021) were traded at 910 million KRW in March this year. In contrast, the sale price of the same size unit at Hillstate Doan River Park is set in the 700 million KRW range, more than 100 million KRW lower than surrounding complexes.

The subscription requirements are also low. Residents aged 19 or older living in Daejeon, Sejong, or Chungcheongnam-do, with at least six months of subscription account membership and meeting the deposit amount by region and area, can apply as first priority subscribers regardless of homeownership status. There are no restrictions on re-winning or mandatory residence periods, and the resale restriction period is six months from the announcement date of winners. The subscription schedule starts with special supply on July 22 (Monday), followed by first priority on the 23rd (Tuesday), and second priority on the 24th (Wednesday). The announcement of winners is scheduled for July 30 (Tuesday) for Complex 1 and July 31 (Wednesday) for Complex 2. The official contract period is five days from August 12 (Monday) to August 16 (Friday). Overlapping subscriptions are allowed for each complex, and a fixed first deposit of 20 million KRW is provided.

Meanwhile, Hillstate Doan River Park, located in Yuseong-gu, Daejeon Metropolitan City, consists of a total of five complexes, ranging from two basement floors to a maximum of 35 floors above ground, with a total of 51 buildings and 5,329 households. The first phase supply includes 2,561 households in Complex 1 (1,124 households) and Complex 2 (1,437 households). Excluding rental units, 2,113 households will be sold to the general public: 891 in Complex 1 and 1,222 in Complex 2. The model house is located in Doan-dong, Seo-gu, Daejeon Metropolitan City, and move-in is scheduled for August 2027 (Complex 1) and September 2027 (Complex 2).
