Gwanak-gu (Mayor Park Jun-hee) announced that the area around 697-20, Sillim-dong, located in Nangok-dong, was additionally selected as a project site at the ‘5th Seoul Moa Town Site Selection Committee of 2024’ held on the 12th.


‘Moa Town’ is a small-scale housing maintenance project that jointly develops old low-rise residential areas, where large-scale redevelopment is difficult, by grouping blocks within an area of less than 100,000㎡. Once designated as a Moa Town, various benefits such as zoning upgrades and floor area ratio relaxations can be applied.

The area around 697-20, Sillim-dong, has been suffering from poor infrastructure such as densely packed buildings over 20 years old, narrow alleys, and insufficient parking spaces, causing long-term inconvenience to local residents.


This Moa Town site was selected because local residents held their own briefing sessions and showed a high willingness to proceed with the project, with consent rates exceeding 50% by district. The district office applied for this public contest after thorough consultations with related departments and detailed analysis of the necessity for Moa Town designation.


To ensure the successful promotion of this project, the district office plans to promptly proceed with the establishment of a management plan service in the second half of this year and complete the Moa Town designation process by the second half of 2025.


The district expects this site to become an upscale residential complex harmonized with the natural environment, backed by the nearby Gwanaksan Ecological Park.


In addition to the newly selected area, the district is currently promoting Moa Town projects in a total of six locations, including previously selected areas such as ▲1535, Bongcheon-dong ▲1021, Bongcheon-dong ▲635-540, Bongcheon-dong ▲938-5, Bongcheon-dong, and the resident-proposed area of 655-78, Nangok-dong.


The district is also actively promoting ‘Rapid Integrated Planning.’ ‘Rapid Integrated Planning’ is a project where the city, district, and private sectors participate together from the housing redevelopment maintenance plan establishment stage to create a balanced, integrated plan that ensures both public interest and project feasibility, enabling swift progress.


Currently, the district’s target sites for this are four locations: ▲412, Sillim-dong ▲675, Sillim-dong ▲650, Sillim-dong ▲419, Sillim-dong.


Meanwhile, to systematically promote Moa Town and Rapid Integrated Planning, the district established the ‘Moa Town Team’ and ‘Rapid Development TF Team’ on the 1st and is accelerating project promotion. Through organizational restructuring, the district plans to manage projects integrally and actively communicate with local residents to support the speedy advancement of maintenance projects.


Mayor Park Jun-hee stated, “We will spare no administrative support to steadily promote the four Rapid Integrated Planning sites and six Moa Town project sites, including the newly selected Sillim-dong Moa Town site, to lay the foundation for residents’ housing stability and improvement of housing standards.”
