The area around Gangdong Station in Seoul will be transformed into a 43-story mixed-use complex through a transit-oriented development activation project.

On the 18th, Seoul City announced that it held the 10th Urban Planning Committee meeting on the 17th and conditionally approved the "Gangdong Station Transit-Oriented Development Activation Project Maintenance Plan Amendment, Cheonho District Unit Plan, and C3 Special Planning Zone Detailed Development Plan Amendment." The city explained, "This plan amendment was promoted to change some of the uses to multi-family housing, strengthen accessibility to public facilities through relocation of the subway connecting passage, and rearrange facilities."
The Gangdong Station transit-oriented development activation project is a project to develop the area of 19-1 Seongnae-dong, Gangdong-gu, through an urban maintenance-type redevelopment project. The target area for the transit-oriented development activation project receives incentives for floor area ratio relaxation by upgrading the zoning district. Fifty percent of the increased floor area ratio must be developed into maintenance infrastructure, living service facilities (such as sports facilities), and public rental housing necessary for the area.

With this maintenance plan amendment, the area will feature sales facilities, cultural and sports facilities, multi-family housing (818 units), and officetels (266 units) with a floor area ratio of up to 800%, 7 basement levels, 43 above-ground floors, and a total floor area of 240,000 square meters. Urban environment improvements are expected for the southern area as well, along with the northern area of Gangdong Station transit-oriented development zone, which has already been developed.
In particular, local necessary facilities such as swimming pools, ice rinks, global experience centers, Kiwoom Centers, and living culture centers will be integrated and relocated to enhance user convenience. Additionally, accessibility to public contribution facilities has been improved by installing entrances through the full disclosure of the front public space on Cheonho-daero, adding elevators and escalators for vertical movement on each floor, and changing the connection plan from the second basement floor to the public parking lot and subway.
A Seoul city official stated, "With the conditional approval of the Gangdong Station transit-oriented development activation project maintenance plan amendment, it is expected that the realization of a compact city (high-density mixed-use city) with close proximity of residence and work in the Gangdong Station area will be accelerated."
