Seongdong-gu Holds Resident Briefings for Eungbong-dong and Songjeong-dong Moa Town
Resident briefings on Moa Town management plan draft held on July 8 near Eungbong-dong 265 area and July 12 near Songjeong-dong 97-3 area... Collecting residents' opinions as project stakeholders to establish optimal plan before applying for Moa Town designation and announcement to Seoul City... Upon designation, benefits such as zoning upgrades and floor area ratio relaxation will apply, enabling quality housing and expanded convenience facilities including underground parking.

Seongdong-gu, Seoul (Mayor Jeong Wono) announced that it will hold a residents' briefing session on the draft management plan for Moa Town in the areas of 265 Eungbong-dong and 97-3 Songjeong-dong.


The area of 265 Eungbong-dong was selected as a Moa Town target site by Seoul City in October 2022, and the area of 97-3 Songjeong-dong was selected in August 2023. The management plan is currently being developed.

Moa Town is a district-level redevelopment method that groups aging low-rise residential areas within 100,000㎡, where new and old buildings are mixed and large-scale redevelopment is difficult, into one group. Through systematic residential area maintenance, it expands quality housing, underground parking lots, and other convenience facilities. Once designated as a Moa Town, various benefits such as zoning upgrades, floor area ratio relaxation, and eased requirements for street housing maintenance projects can be applied.


The area of 265 Eungbong-dong is a zone where the Eungbong District Residential Environment Improvement Project has been completed. It has favorable location conditions surrounded by Daehyeonsan Mountain and apartment complexes nearby. However, the road environment is poor, and the high ratio of semi-basement units poses a significant risk of flooding, making it a highly needed area for development.


The area of 97-3 Songjeong-dong has excellent transportation accessibility to surrounding areas, with Jungnangcheon Stream to the west, Gunja Bridge to the north, and a main road to the east. It also has characteristics suitable for small-scale development.

The residents' briefing session on the draft management plan for Moa Town will be held on July 8 for the area of 265 Eungbong-dong and on July 12 for the area of 97-3 Songjeong-dong. Seongdong-gu plans to actively reflect residents' opinions collected through this briefing session to establish the optimal plan and apply to Seoul City for Moa Town designation and announcement.


In Seongdong-gu, Moa Town projects are being promoted in a total of four locations: 457 Majang-dong, 190-2 Sageun-dong, 265 Eungbong-dong, and 97-6 Songjeong-dong.


Jeong Wono, Mayor of Seongdong-gu, said, "Through this residents' briefing session, we will actively collect the opinions of residents, who are the project stakeholders, and reflect them actively in future project promotion. We will continue to cooperate with Seoul City to discover Moa Town target sites and do our best to create a residential environment that provides greater satisfaction to residents' lives."
