Seoul City Designates District Unit Plan
"To Prevent Uncontrolled Development and Ensure Systematic Management"
Large-scale available land such as the Transportation Department and Information Command adjacent to Yongsan Park in Seoul, as well as densely populated low-rise old residential areas, will undergo development.
On the 5th, the Seoul Metropolitan Government announced that the 9th Urban and Architectural Joint Committee had approved with modifications the "Designation and Planning Decision of the Yongsan Park East Zone District Unit Planning Area."
This district unit plan was made as a continuation of the "systematic management of areas surrounding the park" presented in the Yongsan Park Creation Special Act. Its purpose is to manage areas that could be affected by indiscriminate development due to the creation of Yongsan Park in a planned and systematic manner.
The city presented a plan to develop this zone into a new complex hub where international exchange, culture, and leisure harmoniously coexist. Considering the surrounding Yongsan Park and the Han River, the height plan was designed to harmonize with the overall skyline.
In the back areas densely populated with old residential buildings, which have been isolated from surrounding areas in the form of traffic islands, regulations will be minimized. A plan was established to induce efficient land use aimed at urban management and preservation.
The city designated a special planning zone to enable the establishment of creative architectural plans. Detailed development plans will be formulated using the special planning zone guidelines as a guideline to review zoning upgrades, development scale, and to induce mixed uses such as office and commercial facilities.
A Seoul city official said, "Through this district unit plan, we expect to establish a harmonious and integrated urban management system with surrounding areas such as Yongsan Park, Hannam Redevelopment Promotion District, and the UN Command site."
