The 140,000㎡ area around Ogeum Station, a transfer station between Subway Lines 3 and 5, has officially launched regional revitalization development in line with the redevelopment of the former Seongdong Detention Center site.
Songpa-gu (Mayor Seo Gang-seok) announced that it has designated and established a new district unit planning zone around Garak-dong 161, centered on the Ogeum Station intersection. Accordingly, the land use zone has been upgraded from the current Category 3 General Residential Area to a Semi-Residential Area.
The area around Ogeum Station was originally designated as a district center in the '2040 Seoul Urban Basic Plan,' covering the semi-residential area north of Ogeum Station, including the Songpa Police Station and post office, as well as the former Seongdong Detention Center site.
According to the Ogeum District Center district unit plan, which was officially announced by the district on the 13th of last month, a new district unit planning zone of 140,000㎡ around Ogeum Station was designated. ▲To induce joint development for efficient land use in connection with the redevelopment of the former Seongdong Detention Center ▲To revitalize the area by strengthening the centrality of the Ogeum Station area.
In particular, the main roads along Jungdae-ro and Ogeum-ro were designated as zones where land use upgrades are possible to resolve development difficulties caused by narrow lot sizes. When developed jointly, land use can be upgraded (from Category 3 General Residential Area to Semi-Residential Area).
Through this, when joint development is carried out on a block basis around Ogeum Station on Subway Lines 3 and 5, buildings with a floor area ratio of 400% and approximately 20 floors can be constructed.
Additionally, the district expects to strengthen the station area centrality and create local jobs by introducing commercial and business functions.
Along with this, the back streets have been designated as special planning (possible) zones where zoning upgrades (from Category 2 General Residential Area to Category 3 General Residential Area) are possible when block-level development is carried out in response to the nearby ‘former Seongdong Detention Center redevelopment.’ Plans have been established to secure low-rise neighborhood living facilities, public pedestrian pathways, and front setbacks.
Through this, the district plans to promote street activation and secure openness, improving the conditions of the area so that residents can enjoy a pleasant residential environment.
Seo Gang-seok, Mayor of Songpa-gu, stated, “With the designation of the Ogeum District Center district unit planning zone, the Ogeum Station area, which has high development potential, is expected to undergo systematic development. We will actively support the creation of quality facilities for residents in connection with the redevelopment of the former Seongdong Detention Center site, making the living area more vibrant and transforming it into a premium residential complex.”
The ‘former Seongdong Detention Center site redevelopment’ project is planned over a total area of 78,758㎡ by SH Corporation, including 1,150 public housing units, business facility sites, youth education complex facility sites, cultural and sports complex facility sites, and community communication hub facility sites.
