Subscription for 'The Sharp Riomonte' with an average sale price of 17 million KRW per 3.3㎡

POSCO E&C is drawing increasing attention for the subscription of 'The Sharp Riomont,' the first The Sharp apartment in Sasang-gu, Busan, developed through the redevelopment of Eomgung 3 District. The model house, which opened on the 28th, has been attracting large crowds daily, demonstrating its high popularity and suggesting strong interest for the upcoming subscription.


The Sharp Riomont will be a large-scale branded complex located in Eomgung-dong, Sasang-gu, Busan, consisting of 11 buildings ranging from 3 basement floors to a maximum of 29 floors above ground, with a total of 1,305 units and exclusive areas ranging from 39 to 84㎡. Among these, 866 units are for general sale with exclusive areas of 59, 72, and 84㎡. Specifically, the units are composed of ▲59㎡ 280 units ▲72㎡ 245 units ▲84㎡A 311 units ▲84㎡B 30 units, all of which are small to medium-sized apartments favored by buyers.


The subscription for The Sharp Riomont will begin with special supply applications on July 8, followed by first-priority subscriptions on July 9 and second-priority subscriptions on July 10. Winners will be announced on July 16, and official contracts will be conducted over three days from July 29 to 31.


First-priority subscription eligibility requires a subscription savings account held for at least six months and meeting deposit requirements by region and area. Applicants must be at least 19 years old and residents of Busan, Ulsan, or Gyeongsangnam-do. Both household heads, household members, and homeowners are eligible. The resale restriction period is six months, with no mandatory residence period or re-subscription restrictions applied.


The Sharp Riomont is particularly noted for its competitively reasonable sale price compared to the Busan average, which has garnered significant positive response.


The average sale price per 3.3㎡ is in the 17 million KRW range, with the 84㎡ units priced in the 500 million KRW range. Considering that Busan's average sale price has risen to around 22 million KRW per 3.3㎡ and major complexes have reached up to 30 million KRW, industry experts analyze this as a highly competitive price. Additionally, the complex offers a fixed initial payment of 10 million KRW and 60% interest-free loans on interim payments, further reducing the financial burden on buyers.


The Sharp Riomont boasts a location equipped with comprehensive residential infrastructure. Notably, Eomgung Station on the Sasang-Hadan Line (scheduled to open in 2026) is about 370 meters (a 5-minute walk) from the site and is expected to open before residents move in (planned for 2027), providing a station-area advantage. Furthermore, the Seunghak Tunnel (planned), connecting Western Busan and downtown Busan, is underway, which will greatly improve accessibility to the city center.


Nearby, the 'Western Busan Administrative Complex Town' (scheduled for 2027), which will serve as Busan's second government office, is under development. The location offers a baesanimsu (mountain at the back, water in front) environment with Seunghaksan Mountain and the Nakdong River nearby, along with ecological parks such as Eulsukdo Ecological Park, Samnak Ecological Park, and Eomgung Retention Basin Park within close proximity, promising a healing lifestyle.


The Sharp Riomont also features distinctive design elements. The complex applies a curtain wall look and specialized exterior with sidewall panels made of premium structural materials called 'PosMAC Steel Art Wall.'


Internally, the layout mainly consists of slab-type cross-ventilation designs (except for some units), and includes dress rooms, entrance storage, kitchen pantries, and other features to expand storage space and usability. The advanced smart home service 'AiQ TECH,' which integrates The Sharp's cutting-edge technology, will enhance residents' security, convenience, and health for a higher quality of living.


Moreover, the complex is the first in Busan to partner with Jongno M School to provide specialized educational services free of charge for two years to residents' children. Jongno M School is an education specialist company that has held the number one position in the academy sector of the 2024 Korea Industry Brand Power for 14 consecutive years, which is expected to further enhance the educational environment of the complex.


As a big thank-you event for subscribers, The Sharp Riomont will hold a lottery to award a luxury car to customers who certify their subscription. Subscription certification applications will be accepted on the website from July 8 to July 12 for five days, and winners will be announced via an online draw at 4 p.m. on July 24.


The model house is located in Dongdaesin-dong 1-ga, Seo-gu, Busan, and move-in is scheduled for June 2027.


Meanwhile, The Sharp brand has been gaining high interest from buyers by elevating residential culture in regional cities such as Busan, Daegu, Gwangyang, and Sokcho. POSCO E&C plans to leverage the technology and manpower secured through its experience in constructing steelworks in Pohang and Gwangyang to present The Sharp Riomont as the best complex.
