Cheongpadong 1-ga 89-18 Area, Maintenance Plan Approved
A downtown residential complex comprising a total of 1,905 households will be developed in the aging housing area of Cheongpa-dong, Yongsan-gu, near Seoul Station.
On the 4th, the Seoul Metropolitan Government announced that it held the Urban Planning Committee's Rapid Integrated Planning Redevelopment Project and the Subcommittee on Authorized Divisions, and approved the amendment of the 'Cheongpa 2 Redevelopment Maintenance District Designation and Maintenance Plan.'
The area of Cheongpa-dong 1-ga 89-18, which passed the review, is adjacent to Seoul Station and has long been neglected in terms of development and maintenance. Various attempts such as New Town, urban regeneration, and public redevelopment were made, but none were actually implemented. As it was virtually abandoned, the infrastructure such as buildings and roads is deteriorated, and the proportion of aging houses is as high as 70%, indicating poor conditions.
The target site entered rapid integrated planning in October 2021 following a resident application, and the rapid integrated planning was completed in July last year. Afterwards, Yongsan District Office went through procedures such as public inspection by residents and hearing opinions from the district council, and the maintenance plan was submitted to the city planning committee this time.
According to the maintenance plan, Cheongpa 2 district will be transformed into 20 buildings ranging from two basement floors to 25 floors above ground, totaling 1,905 households. The floor area ratio was set at 250%. Considering the poor traffic conditions due to the hilly terrain, a new east-west road will be constructed, and pedestrian connections will be established east-west and north-south. On the south side, a linear park called 'Pureun Eondeok (Cheongpa)gil Park' will be planned as an east-west linear park to secure a scenic axis open to Namsan.
Han Byung-yong, Director of the Housing Office of Seoul City, said, "Along with the development of the deteriorated downtown residential area, the rapid integrated planning that integrates Seogye, Gongdeok, and Cheongpa areas as 'one region' is expected to gain momentum."
There are three areas near the target site currently promoting rapid integrated planning. The area of Gongdeok-dong 115-97 in Mapo-gu was designated as a maintenance district in May last year, and the area of Gongdeok-dong 11-24 is currently undergoing procedures aiming for designation as a maintenance district this month. Recently, the plan for Seogye-dong 33 area was finalized. This is the first case of promoting an integrated plan by linking areas as one region. Through this, the aging low-rise residential area on the west side of Seoul Station, which has been neglected in development, is expected to be reborn as a large-scale residential complex with about 7,000 households.
