Kumho Construction's 'Cheongju Technopolis Atera' opened its model house on June 27 and reported that over 18,000 visitors came within four days.
A sales representative for Cheongju Technopolis Atera stated, "It is a reasonable landmark in Cheongju where new apartments are scarce and the price ceiling system is applied, and since applications are possible nationwide, many customers seem to have visited." They added, "Most of the visitors were satisfied with the product quality and excellent location environment befitting the largest complex within Technopolis, and many actively sought consultations regarding subscription."
Located in Songjeol-dong, Cheongju-si, Chungbuk, Cheongju Technopolis Atera is the largest complex within Technopolis, consisting of 17 buildings ranging from 4 basement floors to a maximum of 35 floors above ground, with a total of 1,450 households and exclusive areas ranging from 84 to 138㎡. All units are for general sale. The number of units available by housing type is △84㎡AL 475 units △84㎡ALD 8 units △84㎡AH 110 units △84㎡BH 185 units △84㎡CL 132 units △84㎡CH 83 units △113㎡A 239 units △113㎡B 47 units △113㎡C 164 units △138㎡P1 2 units △138㎡P2 5 units, featuring a variety of mid-to-large sized layouts tailored to consumer lifestyles.
The sale price, regulated by the price ceiling system, is offered at an average of 12.37 million KRW per 3.3㎡, presenting a reasonable price compared to market value. Applications will be accepted on the Korea Real Estate Board's subscription website from the 3rd as first priority. Winners will be announced on the 10th, and contracts will be signed over seven days from the 22nd to the 28th.
Cheongju is a non-regulated area where first-priority subscription is possible even if applicants own a house or are not household heads, provided they have held a subscription savings account for more than six months and meet deposit requirements by region and area. For the 84㎡ exclusive type, 60% of units are allocated by lottery, and for types exceeding 85㎡, 100% are selected by lottery, allowing applicants with low scores to have a chance of winning. The nationwide subscription eligibility is also noteworthy. Cheongju Technopolis allows first-priority subscription regardless of regional residence if subscription qualifications are met, aiming to stabilize housing for workers and revitalize the economy. There are no restrictions on re-winning regardless of previous subscription wins, and resale restrictions last only one year, attracting interest from both actual users and investors.
As Kumho Construction's first project under the newly launched Atera brand, Cheongju Technopolis Atera will be introduced as a complex applying differentiated products and specialized designs.
First, the buildings are arranged mainly facing south to maximize sunlight and daylight rights, with a design focused on 4-bay slab-type layouts. Some units feature three-sided openings, alpha rooms, specialized top-floor attics, and terraces, representing innovative specialized designs. Designs enhancing space utilization, such as large dressing rooms and pantries, are also notable.
Additionally, high-quality specialized community facilities are provided. The complex includes a 35th-floor sky lounge offering open views and relaxation, an indoor swimming pool, a multipurpose gymnasium, a large indoor golf practice range, a guest house, a fitness center, and various other community facilities. Furthermore, wide distances between buildings (up to 115m) ensure daylight rights and minimize interference between units. The parking ratio is 1.64 spaces per household, the highest in Cheongju Technopolis.
Cheongju Technopolis Atera boasts excellent residential conditions, including proximity to workplaces, transportation, education, living infrastructure, and a pleasant natural environment.
Cheongju Technopolis, where the complex is located, is a self-sufficient complex city combining business and residential areas with a total floor area of approximately 3.8 million㎡ and a total project cost of 2.1584 trillion KRW. Major corporations such as SK Hynix and LG Household & Health Care have completed their move-in, and SK Hynix's new semiconductor production plant expansion fab 'M15X,' with an investment exceeding 20 trillion KRW, is scheduled for completion in 2025 and will begin full-scale operation from the third quarter of 2026. It is also close to the Cheongju General Industrial Complex and Osong Science Industrial Complex, making it an ideal residential area near workplaces.
The transportation network is well established. It offers convenient access to Cheongju's main urban areas via the 2nd and 3rd ring roads, and Osong Station, served by KTX and SRT, is nearby. The metropolitan road network, including Seo Cheongju IC on the Jungbu Expressway and Cheongju IC on the Gyeongbu Expressway, is well developed, allowing easy travel nationwide. The planned opening of Buk Cheongju Station on the Cheonan-Cheongju Airport double-track railway will further improve transportation conditions.
Moreover, the complex is adjacent to Naegok Elementary School, with a middle school planned nearby, making it a school zone where children can commute safely. The central commercial area is within walking distance, and the planned Shinsegae Traders complex retail facility will provide convenient access to various lifestyle amenities.
Nearby, neighborhood parks, Musimcheon Stream, and the 60,000-pyeong Munam Ecological Park are located close by, offering a pleasant residential environment. Some units even offer views of Musimcheon Stream, providing a premium on scenic views.
Meanwhile, the model house for Cheongju Technopolis Atera is located in Oebuk-dong, Heungdeok-gu, Cheongju-si, with occupancy scheduled for August 2027.
