Ulsan City Announces Results of Integrated Review for Apartment Complexes in the First Half of This Year

6 Rounds, 7 Cases Conducted... All Conditionally Approved

Average Processing Time Reduced by 7 Months After Integrated Review

Ulsan City has announced the results of the integrated review for multi-family housing in the first half of 2024.


Ulsan City reported on the 3rd that it conducted a total of six integrated reviews for multi-family housing, covering seven cases in the first half of the year, all of which were conditionally approved.


The integrated review is a process that simultaneously examines architecture, transportation, landscape, and urban planning, and is carried out by reflecting the opinions from two rounds of preliminary reviews.


In the first half of this year, the rate of incorporating review comments into project plans (the number of incorporated comments compared to the number of comments suggested during preliminary review) reached 83.6%, marking a 2.9% increase over last year's 80.7% and resulting in significant improvements.


The processing period for the integrated review has been reduced to 50 days for architecture, landscape, transportation, and urban planning, and 25 days for architecture and landscape only. This is an average reduction of seven months compared to before the integrated review system, and two to four days shorter than the operational standards.


Following the review, results are now disclosed on the Ulsan City website within three days, which is three to four days faster than the usual one-week timeframe.


The review process has focused on improving facilities to meet the expectations of residents.


Major improvements include adjusting lane widths or retreating them into the site to maximize sidewalk width for pedestrian convenience.


Additionally, the city continues to recommend the underground installation of power and communication lines along roads near the project sites to enhance the urban landscape.


Furthermore, in response to the increasing frequency of earthquakes both domestically and internationally, the city is proactively strengthening and applying seismic design standards to ensure buildings can withstand earthquakes up to magnitude 6.0. To prevent accidents such as tree falls, the landscaping plans now require that planting pits for trees above a certain size meet appropriate depth standards.


A city official stated, "By applying reasonable review standards, we will help project developers expedite their processes through simplified administrative procedures, and operate the review system in a way that enhances the quality of housing for residents."


Since October 2022, Ulsan City has been conducting integrated reviews covering architecture, transportation, landscape, and urban planning. Last year, a total of 12 sessions were held, reviewing 18 agenda items.
