Apartments equipped with guesthouses within the complex are becoming increasingly popular among residents as they provide a comfortable space at reasonable prices for visiting relatives and acquaintances.
Typically, guesthouses within the complex are furnished with beds, TVs, air conditioners, refrigerators, and other household appliances similar to those found in regular accommodations. Therefore, they can be used in various ways such as lodging for visitors during holidays or vacation seasons, family gatherings, and party venues.
The accommodation fees are also set at reasonable prices compared to hotels, making them more affordable. For example, the guesthouse in the ‘A’ complex located in Gangnam-gu, Seoul (‘moved in March 2023’) operates at around 120,000 KRW on weekdays and 150,000 KRW on weekends per night. Compared to nearby 4-star hotels charging around 200,000 KRW on weekdays (based on Naver Hotels), this is nearly half the price. According to officials, this complex’s guesthouse has been so popular that reservations have been difficult since its opening.
Industry experts analyze that guesthouses are becoming one of the key community facilities that distinguish luxury apartments. They have symbolic and rare value, having appeared only in high-end residential complexes like Tower Palace in Dogok-dong, Gangnam-gu, Seoul (‘moved in October 2002’), and they significantly enhance residents’ satisfaction, thereby increasing the apartment’s value. Additionally, there is an advantage of reducing maintenance fees through revenue generated from guesthouse operations.
Meanwhile, a new complex introducing guesthouses in Doan New Town, known as the Gangnam of Daejeon, is attracting attention. Hyundai Engineering & Construction is about to launch ‘Hillstate Doan River Park’ in Hakha-dong, Yuseong-gu, Daejeon, where guesthouses will be installed in both Complex 1 and Complex 2. Residents will be able to enjoy family gatherings and vacations at these guesthouses in the future.
In Doan New Town, there are no 4-star or higher hotels except for the Ramada Daejeon Hotel, so the rarity value of community facilities within the complex is expected to be even greater. Especially since specialized community facilities previously seen in Gangnam, Seoul, will be available in Daejeon, strong demand from consumers is anticipated.
Furthermore, as the complex will be the largest in Daejeon, a large number of community facilities matching its scale will be introduced. Both Complex 1 and 2 will include a golf practice range, fitness center, study room, H i-Sup, H With Pet, and laundry facilities. In particular, Complex 1 will feature a swimming pool, while Complex 2 will have a private cinema and specialized sauna. Since facilities such as a swimming pool, guesthouse, and private cinema, which are rare in the area, will be established, residents are expected to enjoy various cultural and leisure activities within the complex. The buildings, consisting of 25 floors or more, will have at least two elevators including an evacuation elevator to enhance residents’ convenience.
Meanwhile, Hillstate Doan River Park, located in Hakha-dong, Yuseong-gu, Daejeon, consists of five complexes with 51 buildings ranging from two basement floors to a maximum of 35 floors above ground, totaling 5,329 households. Complex 1 (Block 5, 1,124 households) and Complex 2 (Block 4, 1,437 households), totaling 2,561 households, will be supplied in the first phase. Excluding rental units, 2,113 households from Complex 1 (Block 5, 891 households) and Complex 2 (Block 4, 1,222 households) will be offered for general sale in July. The model house is scheduled to open near Mokwon University in Doan-dong, Seo-gu, Daejeon.
