In the real estate market, complexes located near corporations are gaining attention by enjoying the "large corporation halo effect."
Areas where companies are established often host not only industry workers employed by those companies but also affiliated companies or partners, resulting in significant anticipated demand.
In particular, when a large corporation of considerable scale enters an industrial complex, it is possible to secure demand not only from workers seeking quality jobs but also from partner companies based on these corporations, often leading to regional development with solid economic effects. Another advantage of areas near such industrial complexes is the ability to benefit from various industrial infrastructures and already established transportation networks.
A representative example is Godeok New Town, adjacent to the Pyeongtaek Godeok Internationalization Planning District General Industrial Complex and Songtan General Industrial Complex, where Samsung Electronics Semiconductor Pyeongtaek Campus is located.
According to the resident registration population and household status announced by the Ministry of the Interior and Safety, Godeok-dong in Pyeongtaek City, adjacent to the industrial complex, recorded an explosive population growth of about 2.2 times, from 20,031 people in 2021 to 44,839 people in May this year.
Along with jobs created proportionally to the size of the company, the increasing demand flowing into nearby residential complexes has directly influenced the rise in real estate value, demonstrating its worth as an investment destination. In fact, the 109㎡ floor plan of "Godeok International New Town Jeil Punggyeongchae" located in Godeok-dong showed a price increase of more than 1.6 times, rising from 398.1 million KRW in June 2019 to 650 million KRW last May, based on actual transaction prices from the Ministry of Land, Infrastructure and Transport.
Recently, "Hyundai Techno Ray One City," located near Cheongju Technopolis in Cheongju City, Chungbuk Province, opened its housing gallery today and is expected to fully benefit from the "large corporation halo effect." "Hyundai Techno Ray One City" is being developed in the Songjeol District urban development project area, which is linked to "Cheongju Technopolis," a highly preferred area among demanders within Cheongju. Especially, as it is the first to be developed among four development zones planned to have a total of about 4,700 households, it is expected to attract both actual residence demand and investment demand first.
"Cheongju Technopolis" is a large-scale industrial complex development project spanning approximately 3.8 million square meters from 2007 to 2026, with a total of 11 tenant companies. Major corporations such as SK Hynix and LG Household & Health Care are scheduled to move in, and as numerous related partner companies will also be established, residential, commercial, educational, and living infrastructures will be developed together.
Additionally, Cheongju Technopolis, adjacent to the complex, is close to other large-scale industrial complexes such as Osong Life Science Complex and Ochang Science Complex. From already established industrial complexes to the newly developed Cheongju Technopolis, this area is evaluated as the best environment for operating companies in the central region, and a large influx of workers commuting to and from this area is expected.
As in the case of Godeok New Town mentioned earlier, the investment value due to price increases after the completion of the industrial complex is also expected to be significant. In particular, "Hyundai Techno Ray One City" allows subleasing after moving in following a lease contract, so it is expected to continuously absorb demand from other cities, making it an attractive and stable investment destination for investors aiming for long-term holding.
Moreover, the establishment of Bukcheongju Station, a double-track railway connecting a total distance of 56.1 km from Cheonan through Cheongju to Cheongju International Airport, is planned, which will greatly improve the area's wide-area transportation network. Upon the opening of the railway, accessibility from the complex to the metropolitan area, Chungcheong region, and central inland region is expected to increase significantly, directly impacting the price rise of the complex.
"Hyundai Techno Ray One City" is located in Songjeol-dong, Heungdeok-gu, Cheongju City, and will be built with 18 buildings ranging from 2 basement floors to 35 above-ground floors, totaling 1,817 households (planned) with exclusive areas of 59 to 84㎡. The housing gallery opened today (28th), attracting many visitors.
