The redevelopment plan for the altitude district around Bukhansan has been completely revised for the first time in 34 years, easing the maximum height of individual new buildings within the altitude district from the previous 20m to 28m, and allowing construction up to 45m in height when carrying out redevelopment projects.


Dobong-gu, Seoul (Mayor Oh Eon-seok) announced on the 27th that the Seoul Metropolitan Government has officially notified the decision (change) on the zoning district (altitude district) and topographic maps containing these details.


According to this decision, along with the relaxation of the maximum height within the altitude district, when pursuing redevelopment projects, construction up to 45m will be possible after review by the Seoul City Committee in accordance with the Seoul City Landscape Management Guidelines, which will be finalized next month.


Dobong-gu explained, "Of the district's urbanized area, 11%, or 1.163㎢, was subject to altitude district restrictions, but after this decision, only 0.747㎢ remains. Since most of the Type 1 General Residential Area was judged to have no practical effect from the altitude district designation, about 36% of the total altitude district area was released in this decision." The altitude district includes areas such as Dobong 1-dong, Banghak 2 and 3-dong, and Ssangmun 1-dong, which are adjacent to Bukhansan.


Since the launch of the 8th elected administration, Dobong-gu has prioritized easing altitude restrictions and prepared a 'Rational Management Plan for the Altitude District' at the district level. Through meetings with the Seoul Mayor, joint response meetings with the Gangbuk-gu Mayor regarding altitude district easing, and submission of petitions for altitude district release signed by about 40,000 residents, the necessity and the district’s determination for easing the altitude district were demonstrated.


According to Dobong-gu, this led to the 'New Altitude District Concept Plan' announced by Seoul Mayor Oh Se-hoon in Dobong-gu in June last year, followed by gathering opinions from residents and the city council, and several urban planning committee reviews, culminating in the decision to completely revise the redevelopment plan.


Mayor Oh Eon-seok said, "This achievement is the result of close communication between residents and the district for two years since I took office as mayor," and added, "Since the altitude district has been drastically revised for the first time in 34 years, we will do our best to promote related projects so that the residential environment within the altitude district can be quickly improved."
