Yongin City Completes Special Inspection of Newly Occupied Apartment Complexes in the Second Half of the Year

"Most Construction Quality is Good... Recommendations for Addressing Deficiencies"

Yongin City in Gyeonggi Province announced on the 26th that it conducted a special inspection to check the construction quality and facility safety status of eight apartment complexes in the city scheduled for occupancy in the second half of this year.


This special inspection, carried out over a month starting from the 20th of last month, was in response to recent controversies over poor construction caused by various defects discovered during pre-occupancy visits by prospective residents at some apartments. The city aimed to conduct a preliminary inspection to verify construction quality and safety, and to prevent any damage to prospective residents in advance.

The special inspection was carried out by a joint inspection team consisting of five members: officials from the city’s Housing Division, technicians from the Yongin City Quality Inspection Team, and architects affiliated with the Yongin City Architectural Society.


The inspection targeted ▲ Gojin Station Hillstate D1 and D2 ▲ Mohyeon Hillstate B1 and B2 ▲ Yangji Kyungnam Honorsville H1, H2, and H3 ▲ Jukjeon Premier Foret, among others. Among these, the two complexes Gojin Station Hillstate D1 and D2 underwent a surprise inspection together with the Ministry of Land, Infrastructure and Transport.


During the inspection, the city focused on checking for concrete cracks, the condition of sections with material separation and construction joints, cracks (leaks) and repair status in underground parking slabs, walls, and floors, the finishing condition of common areas such as exterior walls and internal stairwells, rooftop floor drainage and crack repairs, as well as leaks, window frame fixation, and finishing inside the units.


The city explained that the construction status was mostly found to be satisfactory in the inspection results. However, 124 minor deficiencies were discovered on site. Most of these were defects such as wallpapering, window and wall finishing defects, and fine cracks. No violations that would pose a serious risk to resident safety or result in administrative penalties such as demerit points were identified.


The city notified the construction companies to immediately repair the deficiencies found during this inspection and plans to verify compliance later. A city official stated, "We will continue to explore various methods to provide housing administrative services that citizens can be satisfied with and trust."
