Geumcheon-gu (Mayor Yoo Seong-hoon) announced that the 'Moatown Management Plan Amendment (Draft)' for the area around 950, Siheung 3-dong was finally approved at the Seoul Small-scale Housing Maintenance Integrated Deliberation Subcommittee held on June 24.
The area around 950, Siheung 3-dong was previously designated as a 'Moatown Management Plan Approval and Management Area' last November by applying relaxed standards such as expanding the project implementation area and mitigating aging to accelerate the Moatown project.
The main contents of the finally approved management plan include upgrading the zoning area, maintenance and expansion of maintenance infrastructure (roads, parks, public sports facilities, etc.), Moahouse project promotion plan, designation of special architectural zones for introducing creative Moahouse designs, and design guidelines.
The first and second types of general residential areas (up to 7 floors) within the project area will be upgraded to the third type of general residential area, allowing the establishment of associations and implementation of Moahouse projects with a floor area ratio of around 300% without floor restrictions.
The road width of Siheung-daero 20-gil was widened from the existing 8m to 10m to arrange street activation facilities such as neighborhood living facilities, and shared use facilities and public sports facilities were planned on Siheung-daero 18-gil to supplement the insufficient living service facilities in the area.
Pedestrian routes have been improved to connect with the Hoamsan hiking trail, and a 1,741㎡ children's park will be newly established near Geumsan Elementary School. Additionally, an 837㎡ small park will be created nearby to provide rest and leisure spaces.
The district expects that once all five Moahouse projects within the Moatown area of 950, Siheung 3-dong are completed, housing supply for 1,995 households will be possible.
Meanwhile, the district is designating five Moatown management areas within the region and promoting projects to improve the residential environment of aging low-rise residential areas and enhance the quality of life for nearby residents.
The areas of 1005, Siheung 3-dong (98,664㎡), 817, Siheung 4-dong (30,431㎡), and 922, Siheung 5-dong (89,944㎡), selected as Ministry of Land, Infrastructure and Transport leading projects in April 2021, have completed the 'Moatown Management Plan Establishment and Announcement.'
The areas of 864, Siheung 1-dong (80,429㎡) and 950, Siheung 3-dong (99,715㎡) were pre-designated as 'Moatown Management Plan Approval and Management Areas' last year, and with this deliberation approval, the area of 950, Siheung 3-dong is preparing for 'Moatown Management Plan Approval and Announcement.'
Yoo Seong-hoon, Mayor of Geumcheon-gu, said, "Through this deliberation approval, the resident participation rate in the Moatown of 950, Siheung 3-dong is expected to increase significantly, greatly enhancing the feasibility of the project," and added, "We will do our best to provide good residential environments to residents through housing development projects for the maintenance of low-rise residential areas."
